92 year old seller - still very sharp
First thing I did is ask if she had family close and make sure they were in the meeting
I could have swiped a lot of equity, but then I would have to look in the mirror and sleep at night
What I have noticed about older sellers they have price anchored to a value long past and they cant imagine what current market value of their house is.
They bought for $48k they made $18k a year in income, they stopped being active in trading and knowledge 20 years prior and cant imagine how a person might have $1mm to buy their house and how incomes are $200k
This is why its so easy for wholesalers to swipe equity from older sellers.

Mold is literally everywhere. And is part of the reason why Florida drives everybody crazy after a few years.
It wasn't as big of an issue when we had concrete houses and indoor/outdoor living. But we've effectively created super-strains with EMF-induced epigenetic changes and antifungal-resistance.
Combine this with insulated, water damaged, and cellulose-rich drywall/sheetboard buildings and you have a perfect storm to oneshot anybody with a compromised immune system (most people).

The quality of journalism re: housing is laughably poor. For example this article has these two statements a couple paragraphs apart yet engages in no discussion about the obvious dissonance.
Problem: People being evicted because of rising rents.
Answer: A moratorium on build to rent development.
