@GenZMultifamily How is your management team structured if you’re self managing but not in your local market? Do you have any day to day involvement in the property management?

Here are the numbers behind my latest offer if anyone is curious: 30 day inspection, 60 day financing contingencies. I always underwrite conservatively, assuming I will use a property manager despite self managing. Underwritten- 13.6% ROI Actual (self managed)- 18.8% ROI If they accept, I'll get my inspection scheduled for next week and fly out there to walk the properties. If not, onto the next.

As AI and robotics reshape everything, one thing I'm going to remain incredibly bullish on: live college sports. Everyone's asking what AI can't replicate...Easy answer: 100,000 people losing their minds in Death Valley on a Saturday night. The more synthetic the world gets, the more valuable real, unscripted, tribal human stakes become. And AI doesn't threaten that, it amplifies it. Nothing rivals the passion of an alumni base wanting their school to win. A loyalty passed down generations that can't be prompted into existence. College sports is the purest version of that asset class. AI just makes the asset more valuable.

I’ll always bet on the former athlete in the hiring process. Not because they’re smarter or more talented… Because they already know what it feels like to be broken down, pushed past what they thought was possible, and show up again the next day anyway. You can’t teach that. Strong believer that every company should have a hiring strategy that prioritizes athletes. Not exclusively, but intentionally. Adversity is inevitable, especially in startups. That experience pushing through adversity doesn’t leave you.
