Now seems a good time to remind you that number of buildings and vacancy rate are quite different. Very possible to build lots and have no impact on vacancy. Actually available homes that meet community needs (including size, amenity, price) matters.

The most straightforward way to regulate existing tenancy rent increases would be a cap: not more than CPI, or some other specific percentage. This would maintain (more or less) landlords' returns, so they shouldn't complain. Not too much.

Also, as a Financial Counsellor, I assist mortgage holders with hardship. None of them own more than their own home. If you’re a landlord who can’t afford your second (3rd or 4th) property - sell it.

While this narrative has been successfully pushed by the RE industry, rents increase notices increased by 295% from Jan-April of 2021, well before the interest rate rises. RE industry is motivated to increase rents because they can, and landlords are happy to up their profits.

Why are rents skyrocketing? Because mortgage-holding landlords are passing on cost of higher interest rate on their loans directly to tenants. But currently, this direct impact of interest rate rises on renters just doesn’t feature in conversation about fixing inflation. 2/
