@DavidPiotrowski The inevitable result is landlords who don’t want to loose control of their property will keep it off the market. How do I know this? Once I get my tenants out I’m never renting it out again. Supply is reduced, rents go up.

You've entered into a one-year lease with a tenant in Los Angeles. The one year is coming up, and you have other plans for the property, so you want your tenant to move out. Not so fast. Did you know the expiration of a lease term by itself is not grounds for asking the tenant to move out in properties subject to the JCO and RSO in the city of Los Angeles and in the unincorporated parts of LA county? The tenancy converts to a month-to-month at the end of the fixed-term. You can only evict for a valid "just cause" reason. The end of the lease term is not a valid "just cause" reason. How crazy is that. Do you think the end of a lease that both the landlord and tenant signed should be valid grounds to have a tenant vacate your property? Tell me your thoughts in the comments.

Easy solution to stopping socialism and AI anxiety: get half of those of us lucky enough to be in the top 1% to commit to a new "giving pledge" where they give 5% of their stock/net worth to @InvestAmerica24 accounts --- like @SusanDell and @MichaelDell did. ... as opposed to giving your money to the dysfunctional. non-profit industrial complex. tell me why I'm wrong in the comments in a thoughtful way

Not every interaction needs an armed-officer approach. The addition of the the Progressive Policing Bureau is also a more affordable and faster way to increase safety presence in the system- sworn officers are very difficult to recruit as we compete with other bay area law enforcement agencies for candidates. Though we have been chipping away at our sworn officer vacancy rate and sworn officers play a vital and essential role in keeping our system safe.

We’ve been successfully making progress on this front. New fare gates, increased police staff presence and progressive policing strategies, lighting upgrades, shorter trains, making it easy for riders to report those who are making threats and committing crimes, and issuing prohibition orders banning people from BART. Our use of high quality surveillance footage has also helped us capture suspects.

This is not a drill. Absent stable long-term funding, Caltrain, like BART, will crater & potentially shut down entirely. Muni will reduce service by as much as 50%. We can avoid this disaster for the Bay Area by passing two funding measures on the ballot in November: a regional measure I legislated last year & a companion measure in San Francisco sponsored by the Mayor. The Bay Area runs on transit. Without it, we’ll see escalating gridlocked traffic, people not being able to get where they’re going & way more pollution. We must not let that happen.

Flight delayed on tarmac. Missed our connection. Based on the other flights available, which were also delayed, and the fact that taking a flight tomorrow would require getting back into a security line stretching seemingly for miles, we decided to get a car and drive five hours to our destination. That’s how bad air travel is right now. Driving is faster. Air travel is awful in this country. People don’t realize just how much it sucks unless they have to do it a lot. It’s not just TSA. Flight delays. Air traffic control issues. Service is even worse than usual. Every airport is crowded and slow and worn down and dirty. Everyone brings their dogs. The term “service animal” doesn’t mean anything anymore. Air travel used to be luxurious. People used to wear suits. Working for an airline was prestigious. The employees took it seriously. It sucks now. It’s terrible. This is the kind of thing our leaders should be fixing. Because the most frustrating thing is that it is so eminently fixable. If only anyone bothered to try.

I had surgery 24 months ago, bicep tendosis, slap repair plus bursitis. They had to kick me out of physical therapy and I’m doing 3 days a week of strength training. Total pain free and very close to 💯. At month 8 I felt like I would never be back to normal, keep working on it! 💪

@ozskier Get a second opinion from a teaching hospital's orthopedic unit. Seek out the orthopedic surgeon's opinion whose practice is putting pro-sports athletes back together. I did and glad I had the Baltimore Ravens' orthopedist repair my knee!

When Costco attacks! This woman and her husband, who has cancer, were shopping at Costco. As they were leaving, the door employee asked to search his backpack, which has his chemo stuff in it. When she went to grab the receipt, the girl claimed, “She hit me.” Now they are following her outside and ambushing her. Since when does Costco ask to check backpacks?

Let me get this straight. The federal government held a legal auction for the right to build offshore wind farms. A company won those auctions fair and square, paying nearly a billion dollars into the U.S. Treasury. The projects went through years of review. Courts repeatedly upheld their legality. Everything was above board. Then the Trump administration tried five separate times to kill other wind projects in federal court and lost every single time. Judges reviewed the administration’s supposed “national security” justification and weren’t persuaded.  So now they’ve landed on a new plan: pay the company nearly ONE BILLION DOLLARS of your tax money to just walk away. Because, and I am not making this up, the president thinks offshore wind turbines are ugly and claims without evidence that they “drive whales crazy.”  He’s been nursing this petty grudge since 2012, when he tried to block a wind farm visible from his golf course in Scotland. Fourteen years later, American taxpayers are footing the bill for it. This is stupid policy. It’s fiscally reckless, strategically blind, and driven entirely by a personal vendetta rather than any coherent vision for American energy or competitiveness. Meanwhile, China is racing ahead, building offshore wind at a staggering pace and positioning itself to dominate the global clean energy economy for decades to come.
