He's demanding Iran hand over everything that makes it powerful: nuclear capability, missile program, regional influence, and in return, they get conditional sanctions relief and a supervised science project.
The main points:
No nuclear weapons or enrichment.
Ballistic missile limits. Strict caps on Iran's ballistic missile program.
End support for proxies such as Hezbollah, Houthis, and Hamas.
Reopening the Strait of Hormuz.
Sanctions relief. Lifting of U.S sanctions (possibly limited to nuclear-related ones initially), with restrictions on how Iran can use released funds.
Civilian nuclear option. Possible U.S/international assistance for a monitored civilian nuclear program under strict IAEA oversight.

They're laying mines, traps, and moving in more air defenses and troops, in case the U.S. tries a ground invasion to seize the island.
