@xoreniii Also, the type of home you own impacts costs. If you own a condo or sectional home, you have condo/HOA fees which are in addition to your mortgage. In Canada this is usually a $0.52-$1/sqft. Closing costs are also another major expense when buying a home.

@xoreniii A factor to consider is where you work vs where you live. If you rent and work in downtown Toronto, you may save a lot on transportation costs and time. If you work downtown and own in deep suburbia where you can actually afford, you may have to add a car and higher transit costs

I wish we would talk more about how expensive it is to own a home. People are paying $2500 rent and think they are “throwing away money, paying someone else’s mortgage”, so they go and look for a home that has a mortgage that is around the same, $2500. They then wonder why they can’t afford to enjoy life anymore 🤷🏾‍♀️ The reason is that a $2500 mortgage will be the minimum housing cost you will pay. Have you factored in your $3000 annual property taxes? Thats $250 extra a month. How about the ~ $10,000 annual repair costs? Thats $833 per month if spread across the year.

@xoreniii This isn’t a complete picture: you might be paying $2500 in rent this year but next year it might be $3000 and the year after that it might be $3500. Tenants have no control here. Finally, you have to factor in the tax BENEFITS like deducting mortgage interest from your income.
