@mountainwesttax About to age out of this for our kids. Best advice is to find a place with long tenured director and teachers. Turnover rate is biggest predictor of good daycare. The potty training age teacher are higher turnover. Smaller / church-based tend to have better reputations.

This is every census block with zero (0) residents. Huge stretches of the US where not one person lives. The Western US, in particular, is so urbanized and so vast that it's not wholly wrong to think of it as a bunch of disparate city-states connected by thin strips of asphalt.

Do I know any young, hungry estate attorneys licensed in GA (or reciprocity) that want to draw up a pair of basic Crummey trusts? This is for me, I know some people at king & spalding but really don’t want to call in a favour just to pay $3k+/hr for this.

At a sub 3% interest rate if my mortgage was assumable my home value would absolutely skyrocket. Someone who can budget to pay $4k a month in mortgage would just bid up the home price closer to that level.

70% of mortgages are below 5%. The best solution to make housing affordable is to make all these mortgages transferable from the seller to the buyer. Sellers will come on the market and buyer will see monthly payments below $2k again.

Great point, Allen. Here is is 35%, heirs will 100% be in peak earning and do pretty well from what I understand.
When I built this hypothetical out, the person in mind has 0 interest in leaving kids money, so the estate thing is not a huge planning item here specifically.
But next time I create a post like this the estate planning piece is so important a major consideration.
