Allowing this use touches on fair housing claims Zillow already makes. Imagine an MLS subscriber with an IDX license pre-filtering out listing display of a black-owned office. Would be possible if ignoring Policy Statement 8.5, which was designed to prevent biz model penalties.

The IDX feed licensee (subscribing broker like Zillow) can pre-filter out by price, location, and all sorts of other criteria if they want to. But not permissed is to pre-filter out via the listing broker office, let alone on that field conditionally per listing. Simple as that.

The nerdiest item in the Zillow MRED Compass battle is kind of straightforward and widely adopted MLS policy that Broker subscribers (like Zillow) don't get permission to filter out listings in IDX feeds from display via the name of the broker.

So the highest order output we can prototype is if we imagine that we've been deputized or ordained by a VA/HUD czar to increase assumable transaction volume and ship everything we can with that lens on until it coalesces and attracts more fuel for the fire.

Another nuance of the assumable loan category is that we aren't inventing the asset as much as the marketplace for an enormous existing category that just doesn't have a technology and marketing team or plan.
