@mikesimonsen @robhahn No, I’m being specific. If the house is legitimately for sale, and the seller would like the most traffic, and can accommodate showings, and will legitimately negotiate offers, then I wouldn’t recommend hiding the listing from other brokers as a way to get the best outcome.

Exactly! It sounds like you have a TON of reasons you've used to guide clients to not market their listings for some amount of time! They all seem perfectly valid to me. And that's the key. Everybody is wrapped around the axle about someone else "hiding" listings. I'm merely pointing out that you do it all the time. It's an important part of marketing a house.

Just imagining myself walking up to someone I know, with a serious face and saying; trust me, if we hide your listing from as many technologies as possible, it will absolutely get you a better outcome *as long as* we broadly shared your ad with other licensed brokers in the state. ?

@mikesimonsen @robhahn That is more about listing contract misalignment via the brokers. The consumer doesn’t have to agree to an unusually long contract term. If they’re stuck because of Withdrawn status, it’s by design of their listing contract with the broker. Not arbitrarily punitive by the MLS.

I'd argue that the fact that the reslist comes exactly 1 day after the MLS rule allows, that it's mostly for DOM reset. But it doesn't really matter. You were looking for a way to market the house without having it on the market and widely available to everyone. You wanted to time the market into a new cohort. You would have taken an offer if an agent had called you when the house was off market. It seems to me you absolutely needed a private listing network, but it simply wasn't available yet!

@robhahn Disagree with my personal observation that I can’t imagine telling someone their peak optimum market upside comes from actively hiding their real estate advertisement of a house for sale from real estate brokers who sell houses. Other ways can work! But I’m not starting there.

@mikesimonsen @robhahn That’s not what I saw happen in front of me as a broker practitioner nor the conclusion I would draw. Reset DOM to 0 is not pretending it’s new. It’s moving the listing to the next on-market cohort.

Here's a different frame: I estimate there are currently at least 300,000 sellers who tried to sell last year but withdrew the listing. This is a critical issue for the housing market in 2026. These folks typically wait 31 or 91 days to relist and reset the DOM to zero and pretend it's new. They had to wait months longer to sell their house because the existing system doesn't have any mechanism to serve them. Every listing agent plays these games already. These "withdrawn" properties are absolutely still for sale. They're just hidden. It's easy to imagine agents telling sellers to hide their listing, because *they already do so every single day.* So... imagine telling your sellers the MLS rules force you to hide your house - or imagine giving them an alternative. What if that private listing alternative is precisely what the market has been demanding?

I love the polishing experience now. Visuals or flows that would have been days or weeks just resolve. For pennies on the dollar. But more than any of that, I've just used it to expand my understanding of real estate data licensing. And thats what matters the most.

I think the concern is when then the user makes a commercial application for unlicensed/scraped/copyright data. But all they did so far is force a list view in spreadsheet.

Anyone can copy and paste search results and data from listings into spreadsheets or apps. So hope this helps this person buy a house! That’d be a great outcome. But not really seeing net new issue.
