Sits 4 comfortably (1 Pilot, 1 co pilot, 2 in the back) with fully configurable seats. Long-range cruise of 218 knots, with a top speed of 311 knots The vision jet is going to be a higher cost of entry with a low cost to operate. It does require a type rating, so you’ll need to send a pilot through school or find one that’s already rated. Cirrus recently celebrated 500 vision jets flying. *with this jet you have to make significant trade-offs between range, speed, and useful load. The range drops below 1000nm when going fast or with a full load of people. You’ll have to stop for fuel more often. It’s important to understand your mission profile.

In November, we submitted a total of 13 LOIs across 2,420 units that represents a gross asset value of $120mm. Below is data from our pipeline that shows the seller motivation across the bids that we submitted: - Syndicator looking to downsize (49%). These sellers didn't actively signal that they were distressed, but most of the them grew very quickly over the last 3 years. Our bids for a good amount of these deals were below the in-place debt, which is a bit awkward. - Distressed property and capital structure (41%). These were opportunities where sellers and seller reps acknowledged they were under distress. Although these were motivated sellers, the value of the asset today is below the in-place debt. However, sellers did not acknowledge this. As a group bidding on these assets, it's a little awkward because the lenders should be controlling these situations but they are MIA. -Business plan executed by seller (5%). 1 deal where seller executed the value-add strategy, and was looking to exit. Seller left a bit of meat on the bone for next buyer, but there's still a bid / ask spread. - Non-core asset for large institution (4%). Very small asset that is being marketed as "non-core" for institutional seller. - Foreclosure (1%). Small asset in TX that got foreclosed on by HUD

Perhaps the “let non-citizens vote in US elections” advocates will expand their *logic* to “let everyone in the world have a vote in US elections”. Maybe then the idiocy will collapse upon itself. We need to lower the working age and raise the voting age.
