The problem is not solely a lack of affordable housing, many times the problem is the younger generation’s unwillingness to look outside of their favorite “area” and buy an actual “starter home”. Yes I understand in some large cities this might not be an option, but for most of the country it is possible.

2. RE wholesalers will come in soon after the funeral and convince the heirs that the house needs 100k to make it market ready, they will buy it at a LARGE discount, sell it to a flipper or landlord who will renovate it and list it, or rent it out to young family.
The house will not be overpriced after the owner dies.

The question is: HOW are they going to produce their own electricity? Gas turbines have a 5-10 year wait time. Nuclear power plants take 14+ years to plan and build and certify. The only fast avenue is solar power, but that requires battery storage, and those batteries only really come from China, which Trump is punishing with tariffs.
