$OPEN 2.0 -> Re-Rate Incoming? 👀 The market trades $OPEN like a rate-cut proxy. The CEO keeps telling everyone it isn’t one. Profit from flow, speed, and tight spreads, not from bets on the direction of the economy. That sentence is the whole re-rate case. The receipts so far: → 11 employees per closing, now 1, auditing the machine → Home assessment: a day of work, now ~10 minutes → Homes sitting 120+ days: 51% → 10% in two quarters → 5,000+ purchase contracts in Q1, triple two quarters ago Speed is the moat, because a house is the most expensive inventory in the world. Every day it sits is carry, risk, and capital you can’t recycle. Faster isn’t a slogan. It’s the unit economics. Rate cuts would help the whole industry equally.
