'I am very glad to be very wrong.' Borrowing this gem from @morganb! Thanks for the reminder that being wrong can feel pretty great sometimes. 😁

I turned a single renovation photo into a cinematic time-lapse video for $10 of credits. These videos are crushing on social media because humans naturally want to see what the construction turns into. The dwell time is nuts. So... now we're using these videos to help promote real estate development and landscaping companies. Here's how it works: → Drop one finished renovation image into a customGPT that reverse-engineers the full construction sequence → Calico AI generates each stage of the renovation with consistent aerial camera angles → Kling 3.0 animates the timelapse transitions between frames with realistic construction movement → ElevenLabs generates a matching soundtrack → Stitch in CapCut and export The result: real estate developers and landscaping companies get portfolio-quality timelapse content from a single photo. No production team. Landscaping firms can use these for ads, social content, client pitches, and website videos that actually convert. Comment "RENOVATION" and I'll send you the exact system, custom GPT, and all prompts (must be following so I can DM you!).

Just turned on my favorite ‘easy watch’ TV show SVU on USA network while dinner is cooking sway and the @Opendoor $OPEN commercial was on. First time I’d seen it properly. Was so on point, great work @morganb and team 🚀🚀

Big upgrades coming to Opendoor socials over the next few months. @Y_Malyarchuk just joined my team as the Social Media Lead. He brings experience working at TikTok, across startups and Fortune 500 companies, and already has bold ideas for where we can take things, including Open Aarmy. Excited to see what he builds.

Something about the article format + X’s attention dynamics seems to make pseudo-intellectual essays catnip for the timeline: a medium-true observation, inflated into a sweeping civilizational theory, delivered in a church voice = internet points.

“You can just build things” is taking on a whole new meaning.

this is so fucking wholesome guy used AI to save his cancer-ridden dog by sequencing its DNA and creating a CUSTOM cure. the tech behind this is fucking awesome (well done @demishassabis and the google team): - used CHATGPT to sequence dogs DNA discovers mutations - ran the mutations through Google’s Alphafold (AI protein sequencer) which CREATED A CUSTOM VACCINE TO TREAT THEM. - treated dog and reduced tumour by 50% in WEEKS. dog is alive and well. - this is the 1st time AI has been used to create a custom vaccine for a dog (and it worked) - dude is now working on similar vaccines for humans using AI! 2026 is definitely the year we see AI change personalised medicine in a HUGE way so sick

Dear @opendoor (cc @nejatian @morganb @dangreenoh) I'm a shareholder and genuinely bullish on Opendoor's ability to disrupt real estate transactions, but disruption and profitability are two very different things, and I'd love some clarity on the path to the latter. Here's what I'm wrestling with: IBuying is inherently a thin margin business, and you've been transparent about wanting to be a high-velocity market maker with tight spreads. I respect that vision. But the math only works if ancillary services — title, escrow, mortgage — carry real margin weight. As far as I can tell, that's always been the thesis for why the bundle matters. I've read your mortgage rate explanation, and I get the vision. You're doing to mortgage what E*TRADE did to stock trading and TurboTax did to taxes — eliminating the legacy cost structure through automation and AI, and passing those savings to buyers instead of pocketing them. That's a compelling consumer proposition! But here's my question as a shareholder: if IBuying runs on thin margins by design, and mortgage is structured to pass savings to consumers rather than generate margin for Opendoor, where does the meaningful margin actually come from? Title and escrow help at the edges, but I'm struggling to see what the high-margin wedge is in the long-term model. A few specific things I'd love management to address: 1. Is the thesis that Opendoor ultimately succeeds as a high-volume, single-digit gross margin business, and if so, what does the unit economics picture look like at scale? 2. Will mortgages be held on the balance sheet or sold? That changes the risk and return profile significantly. 3. Is there a future services layer — beyond title, escrow, and mortgage — that's intended to be a genuine profit center? I'm bullish on the team and the model, but I want to understand the explicit plan for how margin builds over time, not just how costs come down for consumers. Would appreciate hearing management's long-term margin architecture laid out plainly. I don't think I'm the only shareholder asking. Sincerely, $OPEN Shareholder

Oh ok. So the flash headline about 4.99 was only if rates didn’t get worse. Got it because that’s been the question from day one. You could actually buy a forward commitment as opposed to now telling everyone rates went up and 4.99 is gone .. go ahead and I can wait . We are now way above 5.99

Modern kids didn’t grow up playing driveway basketball, and it shows. Back in the day, when you played driveway ball, you had to pass. Why? Because the hoop was crooked, the driveway sloped, someone’s dad’s Buick was in the paint, and the rule was no dunking because you’ll break the rim. SOOOOOOOOOO: You learned spacing. You learned ball movement. You learned that the fastest way to get yelled at or never see the ball was to dribble for 10 seconds and jack up a bad shot. Now fast-forward to modern youth lacrosse (& every other field sport) and what do you see? Kids either passing into or running straight into triple coverage like that’s normal. Shitty passes. Nobody celebrating the sick pass to his bud. My conclusion:
The collapse of driveway basketball has directly led to a generational decline in passing IQ across American youth sports. This is a sociological crisis and I will be publishing a paper shortly.
