This gentleman perfectly explains why planning mandate fair housing systems that preserve local control do not work and state legislatures should directly upzone: bad-faith NIMBY cities will always pretend to plan for housing on land they know will never actually get developed.

On its third attempt tonight, Marblehead Town Meeting approved an “MBTA Communities–compliant” district largely centered on the 125-year-old Tedesco Country Club, meeting 3A requirements on paper while all but assuring no new housing would be built. This comment says it all.

@HughLouisDewey @MarkMandalorian @maxdubler Ok, King. Guess the No Kings philosophy only applies to things you don’t like. Best of luck with that though. I don’t think the state will win against the towns that straight up said no never mind ones that complied on paper.

@HughLouisDewey @MarkMandalorian @maxdubler And that’s the basis of this debate and I’m on the side that doesn’t believe it’s just for the state to mandate the Communities Act. Marblehead and the town I live in rejected the premise by placing the “compliant” land in areas that will never actually be developed

@illB0S @MarkMandalorian @maxdubler I don't. But they're citizens of and owe duties to the Commonwealth too. If you fail to uphold your end of the bargain of living in this great society we've built, the Commonwealth can, should, and—as the Communities Act shows—will supersede local control.

And while some inherited, most worked their butts off to be able to afford to live in Marblehead. Why do you, a person from Boston, think you have any right to tell another municipality what to do?

@ManMitchLegend @maxdubler @johnreardon68 I want to live the suburbs and keep them suburbs. I want a yard and I don’t want to live stacked like sardines. I have zero desire to live in Boston or any extremely dense area. And you’re advocating to change all these small towns into cities.

@maxdubler @ManMitchLegend @johnreardon68 See that purple area? That’s the Boston metro. And revere is a stretch in itself. Now go up along the coast a few more towns and you’ll finally get to Marblehead. This is t the Bay Area.
