@beepbeepbeepin1 @WKleniec @BackpackerFI True it’s not unlimited but, I’d repeat, if you put proceeds from the sale of a house into the purchase of a new house - in particular - above a 10% down payment to buy points, you should have no taxes. There are income level restrictions too. Always consult a tax professional.

@iq_scion @WKleniec @BackpackerFI If you have capital gain from sale of residence, it may be subject to tax. The home sale exclusion can wipe some or all away. It’s code section 121. But it’s not unlimited.

@iq_scion @WKleniec @BackpackerFI Can’t make that assumption without knowing previous down payment. Also, it’s not a like-kind exchange (that’s for investment/rental property, Section 1031). Are you referring to Section 121 tax break (excludes cap gains but isn’t unlimited)?

@_mostlywater @BackpackerFI Make sure in any future loan that they give you a payment schedule- that way it’s contractual.

@BackpackerFI Most fixed rate mortgages have a clause for just this eventuality. Your “fixed” interest rate isn’t as fixed as you think.

@CMoneyKS @BackpackerFI I couldn’t believe some of my neighbors at 8%. I begged them to refinance and just keep making the same payment. Only one refinanced. They are literally paying 1/3 more for their homes than I am.

@BackpackerFI My dad bought a house in the late 70s or early 80s and his interest rate was over 15%, I can’t even imagine.

@WKleniec @BackpackerFI Yeah you can, with that amount you have for down payment and no tax because of like kind - you should be able to buy enough points for a sub 4% mortgage with no monthly PMI.

@BackpackerFI I bought my house in 2019 at 299k It's listed now at 430k I can't sell it because I can't afford the payments on a new house with the inflated interest rates. It doesn't make sense and I hate it.
