Your main point has merit, but I hate to break it to you: the hypothetical apartments here would not be inhabited by a single “family.” They would $5,000/month 1 bd/1 br apartments for rich kids with trusts funds or people in tech. Manhattan Beach is never going to be “affordable.” It is some of the best real estate on planet Earth and is not the place to solve the housing crisis.
