So you want to leave your job to start your own real estate private equity firm? Here’s how to prepare to leave while still at your W-2: There’re several issues people run into when they want to start their firm: 1. no lender relationships 2. no investor relationships 3. no broker relationships These relationships take several years to form which is an issue since your firm needs to start making money immediately So you’re going to front run these issues to solve them *before* you leave your job This’ll make your life 10x easier when you do actually leave. So how’re you going to do this? You’re going to establish all these relationships before you leave 1. Establishing lender relationships This is usually the hardest. Why? Because banks usually only lend to people who *already* own RE So it becomes a chicken & egg problem. Which means you have to get creative Way I got around this was by doing my 1st deal with all equity (no loan). I then did my next deal with seller financing (sellers are unsophisticated & generally don’t care if you own any other RE or not) I bought these properties while still at my job This allowed me to already have RE on my REO (real estate owned schedule) that banks ask for, which meant that I was far more likely to get approved for a bank loan by the time I left my job So most of the lender legwork was done before I left my job. Very derisked 2. Establishing investor relationships You’re going to buy at least 1 deal while still at your job because you need RE on your REO to get a loan So why not kill 2 birds with 1 stone? You raise investor capital for that deal. You then execute ruthlessly on the business plan & provide evidence of this execution Congrats! You now have investors who want to invest with you again So no need to waste time “finding investors” when you start your own shop You’ll have capital ready to move, you just need to find the deal That allows you to focus day 1 on finding a deal that makes money instead of focusing on raising money. Easy 3. Establishing broker relationships This is the easiest part of the process. If you’re buying deals, you’re dealing with brokers For every deal you buy, you’re probably looking at ~100 deals you passed on Each of those deals has a broker. Reach out to them, talk to them, tell them your deal criteria & show them how you can execute When you pass on the deal, tell them why you passed. Then ask them to send over any deals they have that fit your criteria This is critical. If you repeat this process with 10+ brokers, you’ll have 10+ brokers sending you deal flow before you even leave your job It lets you transfer seamlessly into your own firm (hint you can even buy the 1st deal for your new firm while still at your job) If you build these 3 relationships before you leave your job, you’re setting yourself up for success Most of the prep should be done before you leave your job. Your new firm should literally be up & running before you leave. That’s how you derisk the process So when people say “it’s so hard to start your own firm” that’s generally because they try to start cold-turkey They leave their job & have nothing set up. Zero lender/investor/broker relationships. Of course that’s difficult. They’re playing on hard-mode for no reason Starting cold-turkey means that instead of hitting the ground running, you have to spend the first 1-2 years establishing yourself instead of making money Incredibly dumb. But a lot of people do it Instead ease yourself in while still at your job & hit the ground running It requires 2-3 years of careful planning & hard work while still at your job - buying properties, establishing investor/broker relationships, etc But it makes your life 10x easier once you start your firm // If you want to make real money in real estate but don't know where to start Apply below to the Acquisitions Bootcamp to work with me to find a profitable deal that fits your needs //
