@mattshumer_ @mattshumer_ What is the 10-15 year timeline here? Example: it sounds like at some point no company employs any/many people (AI is CEO too)-for a public company this simply is required because you get better returns. Is that where this goes?

@camp_wealth your capital appreciates in a Roth tax free, so even assuming a modest return in the stock market + years of appreciation (for those still decades from retirement) - when does fully maximizing the Roth not make sense?

Trad v Roth Tax arbitrage: the goal is to profit from the difference in tax rates. You choose Traditional if you believe your tax rate today is higher than it will be in the future. You choose Roth if you believe your tax rate today is lower than it will be in the future.

@andrewfarah 362M sq ft - how much would it cost to deploy Density in all that space (including install and electrician labor)... $500M? So half of the total cost of the FM? That seems very overpriced. And Y2 cost? The Waffle product is neat but it's not going to be THAT much cheaper.

@andrewfarah @Jason People counting sensors are a good idea but many are prohibitively expensive - also, need to align the tech with the use case (people counting is likely too much for many spaces, just need occupancy monitoring)

Headline: The GSA isn’t the problem. The agencies are. They refuse to consolidate. Congress mandated utilization reporting. No one follows it and no one enforces. QUICK STATS: 362mm sqft total portfolio (not incl. military) 9% peak utilization in at least a quarter of this 50% is leased. 50% owned. Half of GSA leases are expiring in the next 4 years. Letting them would generate 3-4 billion in savings. 8,610 buildings (working to confirm this) $2 billion in annual operating costs $12 billion in annual rent paid from agencies to the GSA

#DOGEARMY: How much office space is owned or being rented by the government but going unused? How much is under utilized? put people counting sensors in all these offices and consolidated them down massively we could make do with half the amount of space We can redeploy that space to schools, sublet or eventually sell if we own the space — and make a profit

Proptech startups that charge per unit reoccurring SaaS fees and promise either amorphous process efficiency improvements or worse, data-driven operating insights are going to have an incredibly hard time generating new business in 2023.
