(I met a guy who won a contract for a $100M low-income housing contract. He received $100M in tax credits. Sold the tax credits to JPM for 95c on the dollar because they are transferrable, and received $95M upfront to build the housing. He then pocketed $10M upfront in comp)

Buying and building outright is also super inefficient. You can get financing from municipalities to build low-income housing, so you could lever this up like 95%. So maybe 400,000 votes??

Evil billionaire democrat idea: instead of making a political donation, build cheap housing in a swing state and invite latinos from other states to come live for free / heavily discounted.

11 - The most important tax exemption for startups is QSBS (qualified small business stock) I'm going to up front make sure: - our business is eligible for QSBS - the entire founding team gets equity as early as possible for QSBS - everyone is educated about QSBS multipliers

Strongly considering banning Slack at Teamflow. Everyone *thinks* it's making them more productive, but I think the reality is it's distracting everyone, and making us all feel overwhelmed.
