I write about walking and how much I love living in a walkable community BUT I also recognize that I NEED a car for work and to get to many appointments And no Uber is not a solution. Maybe when Waymo rolls out, but I'm not getting into a dirty, potentially unsafe car driven by someone who can't drive (most rideshares I take are not good and not safe drivers). If you are not a woman or elderly person who has concerns, please don't comment. So yes we need more housing, and if we can decouple housing from parking, great, but also cities should really build some parking infrastructure. So for people who NEED a car, they can pay to rent a spot. And then there is always an urbanist who is like if you LOVE cars so much you can live somewhere else but lets build more housing with no parking. No, this has nothing to do with love of cars but the necessity of it In utopia, that sounds great, no parking at housing But that is not reality for MOST people. So if you can't recognize that reality, you are alienating most people and frankly why some people can't stand urbanists

@Golfer12b2 @sdut We should look at selling Mission Bay golf course to a private entity, and allow the free market to decide its best use. It still allows us to have 2 public courses.

LA County had the largest population decline in the United States last year. While the tragic fires are a factor, so is a lack of housing. Yet the city is delaying SB 79 — the bill for more housing near transit. WE NEED MORE HOUSING. The future of our state depends on it.

@jard1990 @humantransit @ColinParent @CityofSanDiego No, the only requirement for bus service is "full-time dedicated bus lanes or operation in a separate right-of-way dedicated for public transportation with [15 min peak service]". The issue I imagine is that the first clause is ambiguous - what is a separate ROW exactly?

Why are YIMBYs touting law that won't go into effect for 5 years? My rent goes up 10% each year for 5 years, and then *maybe* the state uses its *discretionary* RHNA powers to *maybe* find that cities arent in compliance? Be for real.

SB79 is designed as a slowly ratcheting mechanism. Weak local plans are allowed at first But in 2027, permitting gains facial HAA violation, & then in RHNA 7th Cycle the local plans get fresh scrutiny It's swiss cheese with a hole-filling sequence kicking in from 2027 to ~2031

Do California drivers pay the cost of driving? Not even close. California drivers pay ~$15.5B/year in gas taxes, registration, and tolls. Just the roads cost $30B+. They don't cover half the roads, let alone everything else. A thread on actual driving costs and who pays. 🧵

Just had a spicy exchange at my front door: -Him- Hi we're gathering signatures for rent control. =Me= Rent control is one of the worst ideas in all of economics. Did you even google this? - Yes, and I studied economics actually. = You think a majority of economists think it's a good idea? - Yes actually. = That's not true. It lowers the supply of housing. Landlords don't have money to maintain units. - We'll force them to. = Cities with rent control are missing tens of thousands of units because upkeep isn't worth the money. - You think landlords can't afford it? = They have less money, it's just a business choice. Meanwhile, can you guess what I pay in property taxes? - No = Can you guess the ratio of my property taxes vs my 5 neighbors combined? - No = I pay literally double the next 5 houses combined. - Are you saying you can't afford that? = No, the city has less tax revenue for roads and schools and police. You could be trying to fix that. Have you heard of CEQA? - No, I don't know what that is = Please quit your job.
