@Bertram009 @melanietaylor2 @SimonBanksHB Their build targets are what, 240k homes per year, which we know will fall short. Add population growth to that mix and we're short on supply. And that's not even mentioning the existing rental supply tightening. Time will tell.

Negative gearing is now restricted to new homes (from July 2027), plus CGT changes and a $2B infrastructure fund to unlock ~65k dwellings. The idea: shift investors from existing stock to new supply, freeing up homes for first buyers.

At least that's how it reads for now. Pay down PPOR, borrow all the equity, negative gear it as a rental and upgrade ppor.

The morning after the Budget... This is only the beginning. The NG changes - whilst bad - are simple enough legislative changes. The Trusts and CGT changes are monumental and every caveat and carveout and exclusion will be played out in front of Australia with those not carved out saying "WTF??? Why them and not me???" And they'll take months to write due to the consultation required and in the meantime, businesses won't be able to make decisions as they may be retrospectively affected by the tax changes. All of this is being played out whilst bond yields are sky-rocketing and the world economy falling apart. But hey! Good luck! Albo and Chalmers are smart enough to pull it all off I'm sure. And, if not, they can always "change their position" can't they?
