Just like Austin is a P.O. Box for a tech industry with more footprint elsewhere, Dallas is basically NY Finance's janitors closet. Houston is the only city in TX with an economy that isn't four scammy toddlers in a trench coat, but its also a terrible place for a hedge fund. -OS

Austin might be worth it. But the truth is that Dallas is the only red-state destination has the scale necessary to support the HQ of a large multibillion dollar company.

@jimbluewind The situation there is pretty grim, my parents live in Three Rivers & I grew up there. My Mom sent me some pictures of their land there & it’s all just dirt. When I grew up it was tons of weeds & brush, bluebonnets. Now it looks like a desert.

I am proud to announce I have successfully negotiated my first oil and gas lease for the company. Shareholder value added. Rancher wanted to meet with me when he came out from Dallas. (Highland Park) 2,560 acres sitting on the rig schedule. (2027) Held by production. 1/8th royalty. He wanted to renegotiate terms. So did I. His ask list was long. Cost-Free. Depth severance. Drilling commitments. White noise. I conceded. Oil Co received well naming rights. (Priceless) The real negotiation began. He wanted 30 percent. We settled on 27. (No pity) We watched the sunset at Hemingway. (Cohiba) I let him pay. Lease negotiations hate to see me coming.
