A Wembley landlord has been fined £91,788 after Brent Council inspectors found 18+ people crammed into a house licensed for seven - including a couple and their four-month-old baby living in an unheated outbuilding with no electricity. Sanjay Patel, the HMO landlord of a property on Wyld Way, Wembley, was prosecuted by Brent Council at Willesden Magistrates’ Court on 5 March 2026. Across the three-storey property, officers found: - 18+ tenants squeezed into a property licensed for seven - Four people sharing a single attic room - A couple and their four-month-old baby living in an undeclared outbuilding with no heating and no electricity - Dead smoke alarms throughout - A broken fire alarm panel - Tenants with no keys for locked windows - meaning no fire escape route in an emergency A Residential Property Tribunal hearing on 30 April was set to consider revoking Patel’s HMO licence and imposing a banning order, preventing him from operating as a landlord in future. 📍 Wyld Way, Wembley 🎥 @brentcouncil Got something to share?
