walked into a coffee shop today and someone called me out and knew I was the "Coffee Dude"... seems like my master plan is working 😈

Interesting take on @TheHustle today about reducing double loaded buildings and trimming buildings down to only one main staircase vs 2. Could this REALLY fix design issues? Less units, less profits, developers will now care even LESS.

@ecohomeco I spent all of covid trying to launch a no-code or Saas product to accompany my architectural efforts and it never took off but somehow this coffee venture did!

@ecohomeco haha well I'm an architectural designer by day who consumes too much coffee so I've built a brand/community around coffee and sneaker lovers. I create a new "Coffee Dude" monthly and sell it as patches, pins, and other accessories.

@JJT_Tweeting @bobbyfijan exactly, we did this on a historic bldg, similar conversion and dropped the ceiling only where the restroom and entrance were to hide mech. units and plumbing, etc. and the hallway also had a dropped ceiling. This let us open the living space all the way up to the concrete deck

@bobbyfijan Since office bldgs have higher ceiling hghts, could you run new plumbing lines over the subfloors to the existing waste lines and then frame new subfloor above. Would lose 10” of ceiling hght, but would avoid demo and could tie in mechanicals. Create a “crawlspace” on each flr.

We need to convert as many urban Office Buildings to Residential as we can. But conversions are tricky. And not every building works. Here’s a photo thread on 2 of the major challenges: •Elevators •Bathrooms

@IvaanMKD @bobbyfijan typically due to code reasons in a building like this, only the bottom portion will open and even then only open a few inches just to allow fresh air. They don't want to make it easy for people to jump...

@bobbyfijan So just the bottom one opens? Pop up open?The big two top do not from what I can see, no hardware.

Finally I can come back to this tweet with an update! Currently fluctuating month to month anywhere from $1k-$2.5k through ecommerce and $1.5k through content creations monthly. Still not saving but at least I'm eating! Well affording my coffee addiction 😅
