Idaho is one of the fastest growing states in the US. Ranked #2 actually. Idaho has led the nation for wage growth over the last 5 years with the Couer d'Alene Metro having an $81,861 median household income. Spokane County is only 30 minutes away and has a metro of over 500k people with a median household income of $85,192–$86,206. Literally, you can buy a house in the mountains for under $350k with a beautiful lake out your back door and make $70-$80k a year easily. Stop complaining and moving the goalposts. There are places like this all over the country.

@DadScrub @AdamKoffler Yes, I’m just saying the average in the US. Obviously big cities are the outlier. You might not be able to pick your ideal location. Housing sucks but 700K isn’t a starter home. If it is, the housing dream will take longer to achieve.

@AdamKoffler @joshsec15 In Indianapolis, $700k buys a house in one of the most desirable lake communities that is 5/4 or 4/4, 3 car garage. Easily 4,500 sqft. 20 minutes to downtown, 40 minutes to airport. 18th largest city in the country. Plenty of jobs.

@DavidSpiegel17 @AdamKoffler No one is buying a 700K starter home. No one is forcing you to take a job in a place you can’t afford. Make smart choices. It might just take longer to save up for the guidelines to purchase a house. It sucks but it’s doable.

Telling a couple making $200k combined in New York, for example, where houses are more expensive to just move to a LCOL means they are likely not making $200k combined anymore. The math doesn’t stay consistent.

@AdamKoffler Also wish to live for a starter home isn’t realistic. I would wish to live on 100 acres and a 3000 sq ft house with no neighbors. That’s not a starter home. It’s like a job, you work up to the wish list home/job.

@AdamKoffler 100% agree. But that’s not on Ramsey. They give good guidelines to help you. 5% down, 25% of your monthly income. I think that’s great guidelines. I’m not big on the 15 year, rather do 30 and put more each month. But stats show people don’t put more and the take the full 30 year

@AdamKoffler Ideally yes, 20% down to avoid PMI. But for a 1st time buyer Ramsey says 5% down. If 700K is the starter home, you can’t afford to live there. Yes it’s relative but the average home is 450K. You might need to look outside your ideal area.

@joshsec15 It’s also all relative, some areas you can’t find anything LESS than $700K, other areas $700K is a nice 3,000 sq ft home So yes, I’m speaking in very loose general terms. Won’t apply to everyone, but the point still stands
