This year at @CWarchitects we are playing with the idea of what an apartment as a home looks like (rather than just a dwelling or product). Sounds a bit silly, but it isn't: our Question is, what are more home-like qualities, rather than pure minimums. - true cross-ventilation through the living spaces (L+D+K) ie: 2 solar orientations. - corridors to bedrooms - a front door address in the Foyer - balconies as outdoor rooms - WFH spaces (study) - joinery that fits your life in it. - and, a herd garden? - perhaps only 4 apartments per core, max. We think you can do a 2 bedder in 92.5m2 and achieve the above. (NB: SEPP65 ADG standard would be about 80-83m2 for a 2 bed+2Bath+S) The SEPP absolutely supports this idea. But economics can & must play their part.
