@pmcondon2 @rrrobbberttt Yeah they are well trodden case studies. In North America we deconstructed our urbanism and didn’t have single stair building types in the toolkit - so the downzoning of the 70s made a kind of sense at the time - but the question is whether we can move past that mindset.

@pmcondon2 @rrrobbberttt I just spent a week in a city with 20x vancouver’s population but very little traffic and no affordability problem, and no apartment ban. Imagine the prices in Tokyo if they had, instead, enforced single family zoning for 80% of the land for the last 50 yrs.

@pmcondon2 @rrrobbberttt A lot of the angst around the Broadway plan is (rightly) about the demo’ing of existing affordable apartment buildings, but the impact of the BP pales in comparison to the impact of 5 decades of apartment bans.

@pmcondon2 @rrrobbberttt Apartment buildings have been illegal on ~80% of the land base for the last 50 years. I’m not sure why this is controversial. We’ve had very recent and very incremental shifts toward plexes (but it came 20 years after west side homes crossed the $1m mark).

Vancouver and Seattle traded stairs. We got six storey single stair for missing middle, and now Seattle gets scissor stairs (that are the backbone of all those vancouver point towers).

Washington unanimously legalized scissor stairs, a building code reform that frees up to 56% more living space per floor. Less wasted space means cheaper homes on smaller lots. Most US states banned this since the 1970s for no good reason.

@stepheneb @MikeKlassen They’re quite différent. Province went first and threw a bunch of additional “mitigations” that make it expensive, too large and difficult. Vancouver’s includes exterior stair and scissor stair at a workable dimension.

@jhwfung @MikeKlassen @VanFireRescue We can throw it back to the province for a year or two but we’ll overturn a lot of ongoing work with the Villages planning process and the momentum will be stalled. This is something to run on and do if re-elected. Not something to shove through at the 11th hour.

@jhwfung @MikeKlassen @VanFireRescue They did, and they supported it because the vancouver version was (in their view) better than the province’s. This the role that Vancouver’s code plays in supporting innovation on density, climate and accessibility.
