Estate agents tell me home buyers are as rare as a heterosexuals at the BBC due to the Iran war. Mortgage rates over the last month have risen from 4.83% to 5. 89% pushing prices even further down. Most folk who bought their house in the last six years are facing negative equity. Thank you Starmer.

Exactly. 2yrs is only good for the churning brokers. 5yr fixes may cost slightly more, but the elimination of the unlimited 2yr renewal risk is worth the very small premium. Don’t be a 2 yr fix dummy unless you’re certain that your circumstances make it appropriate.

#nowplaying #vinyl @prince 3121 (released March 2026). Had a good debate with a friend at the weekend, I personally feel Musicology (2004) has the slight edge as an album but he chose 3121 as the slight edge. 😀. Both have strengths. The song 3121 alone is 1 of my favourites
