@agroasx What about the nurse that can’t afford to buy a house to live in so she buys and investment property she can afford with negativity gearing. Negative gearing in blowing the housing prices it’s the overpaid construction industry and foreign investors.

@michael_timbs @fjzeit If the government was smart they would put a cap on the maximum discount anyone can claim $500k over thier life time. Thereby being fair to everyone. And still targeting the wealthy.

@mcpolo13 @fjzeit it really depends. If I have $5m invested in the SP500 I could draw $250k a year almost indefinitely. Hence the structural bias towards wealthy people. That doesn't mean *all* capital gains are of this form though.

It is structurally unfair that CGT is lower than income tax. It means the rich can keep getting richer at lower tax rates. Unfortunately my hope was we’d cut income tax to match CGT rate in order to make it fair for people. Alas, we’re just seeing boomers pull the ladder up after them and making everyone pay insane levels of tax on all income.

@michael_timbs @fjzeit Without the discount Capital gains also takes years to realise, unlike a salary. Compare this Salary of $250k for 10 years = 1,660,000 after tax. Compared to a once off capital gain of 2.5 million with no other income is for ten years = 1,349,650 after tax

@fjzeit with the discount it is. A) $250k from salary = $166k after tax B) $250k from capital gains = $219k after tax Thats a massive difference. Also the risk argument I find to be weak because in a reasonably functioning market, risk is already priced into expected returns.

@paoloseb05 It’s to game plan, Carlton’s game plan is to get the whole team to follow the ball, up and down the ground. Most teams spread the other team in a kick out, unlike Carlton who just bomb it to a contest and hope for the best. Even if they do win the ball there is no one forward.

Carlton has not scored from their defensive half to half time. The difference in the game is the layers of a game model trained and focused on for years. Carlton has lacked consistent layers to be a consistent threat throughout patches, quarters, matches and seasons.
