By 2039, every Indian state will fall below the replacement fertility rate, with Bihar being the last to cross this milestone. The evidence shows that fertility is tightly linked to income and education. Poorer and less educated populations tend to have more children and vice versa. The replacement fertility rate (usually 2.1) is the average number of children each woman needs to have to keep a population's size the same over time, where new births perfectly cancel out deaths. There's also evidence suggesting that fertility rates are falling faster than most projections. This is a particular challenge for India, where there's still a vast gulf between the prosperous South and the poorer North. The ultimate question is, will we grow old before we grow rich? Chart from @dataforin.

Newly built “luxury” tower. Apartments from ₹1.5 Cr-2.5 Cr+. Ground view? Straight-up chawl vibes with clothes hanging from every balcony and window like it’s 90s. Why can’t builders just give a dedicated drying area on every floor and enforce that residents ONLY dry clothes there instead of ruining the entire facade? This is what people are paying crores for in 2026? Real estate developers really said “premium living” and delivered a full dhobi ghat vibes instead. Who’s still buying this? Be honest 👇🏽

My uncle has a farmhouse where he rents out his swimming pool. During summer, around 700–800 people visit every day. • Entry fee: ₹100
• ₹75,000/day
• ₹22.5 lakh/month
• ₹2.7 crore/year Even in the off-season: • Around 250 visitors/day
• ₹25,000/day
• ₹7.5 lakh/month
• ₹90 lakh/year Who knew a farmhouse swimming pool could become a ₹1–3 crore revenue business? 🤐

“The market is no longer dominated by lavish 5,000–10,000 sft homes. Most new supply is now in the 2,500–4,000 sft range.” 😲😲
realhyderabad@realhyderabad86

Seeing a noticeable spike in NRIs returning or planning to return to Hyderabad. But the mood is very different this time. Earlier, many would say they were returning for family, lifestyle or opportunity. Now, several sound simply tired of living abroad. Speaking to cousins and friends, one theme keeps coming up: Indian professionals overseas are facing serious job uncertainty. Silent layoffs are common. With tighter visa rules, one job loss can suddenly become a return-to-India decision. But very few will openly say they lost their job. Our society is still unforgiving. It celebrates success loudly and treats setbacks disrespectfully. The housing demand reflects this change. Two years ago, returning NRIs would casually ask for ₹6–10 Cr villas and large flats. Today, many are looking within ₹3–5 Cr. The market quietly gives signals before reports do. Look at Neopolis launches. The market is no longer dominated by lavish 5,000–10,000 sft homes. Most new supply is now in the 2,500–4,000 sft range. Still premium. Still aspirational. But more measured. Lansum Elina and Encanto worked very well because they offered mid luxury without losing touch with the real buyer. Similarly APAS. Bluemonde did very well for their size. The NRI buyer is still coming back. But ambition is becoming cautious. And Hyderabad’s luxury market is slowly adjusting.

I don’t know the value of all that money. So busy that you don’t even have 10–15 days for your own parents’ final rites? Heard someone say they’ll fly to India, stay for 2–3 days, pay an event management team to handle the rituals, and leave. They celebrated your birth. They stood by you through every stage of your life. And in the end, you don’t have a few days to stay back, perform the rituals, and say one last goodbye. What are you really running after?

Do these IPC laws really prohibit photography and videography inside bank or is it just yet another sarkari baboon being himself? Photo from reddit. Last time I visited Sunder Nursery, Delhi, the guards raised a huge stink about me carrying a camera. When I asked what law prohibited it, he just said sahab ka order hai. I said bring your sahab, provide exact law or buzz off. He then kept following me for whole 2 hours I was there just to make sure I don't use the camera.😆 Imagine prohibiting use of a camera inside a public recreational area. It was before they opened up the cafes inside.

One BIG reform the govt can do without spending a rupee is starting appraisal system of bureaucrats like private organisations with KPI score & rating: 1 to 5 ( 1 outstanding , 5 poor) or A to D And publish it on govt portal. bureaucracy needs a major shift in mindset.

🚨Massive debt burden-How SIPs are being replaced by EMIs for young Indians? Just spoke to a follower who needs financial planning help. Under parental pressure, He bought a house in Mumbai and is sitting on a massive ₹2.25 Crore loan. When I asked why he didn't build a financial plan first, his answer shocked me: "Too much pressure from parents. I didn't think through the pros and cons." This is a dangerous reality for many young Indians today. Pushed into real estate before they are financially ready. A ₹2.25 Cr loan means an EMI of nearly ₹2 Lakhs every month for 20 years. It completely kills his career mobility. SIPs will now be replaced by EMIs He can no longer take job risks aggressively. He is locked into a single path due to stress. Buying a home is a deeply personal choice. But never block massive capital into an illiquid asset without understanding the pros and cons Always study the pros and cons of heavy debt. Many young Indians are falling into an irreversible debt trap!

When we started the discount brokerage (flat fee per trade) model in India in 2010, we decided to charge the same fee regardless of trade size. The logic was simple: if the effort to execute a trade is the same, why should customers pay differently? We applied the same logic to mutual funds. We didn't launch MFs until we could sell exclusively direct plans. You can't call yourself a discount or a low-cost broker if you charge a percentage fee on transactions, because there's no incremental effort in executing a larger order. This logic has informed all our product and pricing decisions from day one. Anyway, @CoinByZerodha today is the largest direct mutual funds platform in India, with nearly ₹1.6 lakh crores in direct MF AUM, and all our customers have saved thousands of crores in commissions. Direct mutual funds are a no-brainer if you're a DIY investor. It's interesting that most of the direct MF platforms that started when we launched Coin have either disappeared or pivoted to something else. The few remaining platforms are also rethinking their choice of offering direct plans. However, at Zerodha, we will continue to offer direct mutual funds for free. A lot of investors still don't know the difference between direct and regular plans. If you are investing in mutual funds, it's worth checking if your investments are in regular or direct plans. If you are in regular plans and want to switch to direct, we can help.
