Mamobi should be demolished and rebuilt but not for a 24hour economy market, who’s going to shop at that market? Same people obviously.
And oh They should get a new community with all the amenities they’re requesting BTW.

BREAKING NEWS IS THAT YOU? Maamobi to be demolished?? For a 24-Hour Economy Market? A 10 acre land to be purchased for relocation? Residents demand school, hospital, electricity and roads on the land??? The Municipal is doing long things? Demo is that you loading????

@readJerome Praise is good but in a country where most ppl get their first Job between 27-30yrs, at that age their racing against time with no experience aside National Service, don’t you think it’s coming from a place of genuine concern ??

@faya_lorrrd To first solve the housing shortage problems, we need to solve transportation problems, not everybody must live in the heart of this small city. A reliable transport system will unlock more locations

@OsaeBledu @KofiEducation Definitely another angle that govt should consider, all these beautiful ideas end up with procurement breaches and chop chop unfortunately.

@mister__abdul @KofiEducation But what is wrong with partnering with land owners knowing very well that the investment is also geared towards solving a social problem.

WHY HOSTELS ARE EXPENSIVE: INVESTOR FACTS, NO EMOTIONS.
To understand high hostel costs, set emotions aside. Only by understanding the dynamics can we find real solutions.
I’ve been doing hostels investments in Ghana for over 10 years now.
It costs about $2 million to build a standard 100 room hostel around Legon, Westlands, Haatso. If you use 3 plots, the land alone is around $600k.
To recoup your $2 million investment plus 50% ROI in 20 years, even at 2% compound interest rate and 15% operational cost, each room must go for about $2,300 a year.
These are 2 in a room with kitchen and bath. So, each student pays GHC14,000/year, excluding electricity to arrive at the $2,300 a room a year.
At this rate, stakeholders complain the charge is excessive and profiteering. They have a point by saying it unaffordable, but is pricing to recoup investment in 20 years profiteering?
Now, let’s look at other alternatives to a property investor:
If one decided to invest the same $2 million in building $350,000 4-bed town houses in the same area, they could build 8 townhouses in year 1, sell over a two year period for $2.8m, and make 40% ROI in 3 years.
Thats why you are seeing town houses and high rise apartments all over in Accra; not hostels.
Now, this is my question: If you had $2 million, would you put it into a business that takes 20 years to recoup with only 50% ROI?
The answer explains why there are not enough PPP hostels. Not because investors do not know how to build, but because the economics do not make sense on user terms.
If hostels should come cheap, then its pure GoG building with your taxes or concessional loans/grants ; not commercial loans.
When you see 7-8k/year 2 in a room hostels in Accra, know that those were built with public funding, not from a private commercial loan.
Yes, GETFund could have been building more hostels to solve this, but the reality is, with free SHS/secondary education consuming about 65% of GETFund, there is little left for academic and residential infrastructure.
You cannot solve what you have not first understood-Larteh Proverb!
English

@Benedictkep @KofiEducation Exactly, and then they’ll complain that hostels and rent is getting expensive, we’re not ready to solve any of the real challenges in Accra.
English

@mister__abdul @KofiEducation Government? They are rather selling the lands to private developers
English

@TheHuntingTeam @KofiEducation They can’t control what they don’t own, it’s also time for government to redesign some of its own land assets, but that also opens another can of worms. But we need to change land use to maximize space. We’re too reactive
English

@TheHuntingTeam @KofiEducation I don’t think it should even be for Resell necessarily but the capital is growing at a rate where government needs to make the 20-30year investments that private entities can’t make. If govt gets lands to build they can determine price and set standards.. 1/2
English

@KofiEducation You need $600K upfront to acquire 3 plots of land anywhere from shiashie to Madina, that in itself is crazy but that’s the reality on the ground. Land acquisition for public use should be prioritized else we’ll all be priced out soon.
English

@KofiEducation If we don’t solve land ownership issues in Ghana, we should forget anything affordable, the price of the land alone will deter anybody from trying this venture. Govt needs to step in and acquire lands for public use, only then can we talk about affordable housing or hostels.

@askghmedia You hear say Sarkodoe dey play show for Nkroanza before ? Why he go leave Ghana and go perform for SA village ?

A Ghanaian expatriate in South Africa has shared a video showing the other side of the country. In it, she urges tourists from Ghana to explore these lesser-known areas, describing them as offering an authentic travel experience rather than the usual destinations of Cape Town, East London, Johannesburg, and Pretoria. She also encouraged Ghanaian artistes to consider performing shows there, noting the large number of Ghanaians residing in that part of the country.

@slimvnsn @AtindanaVictor1 A personal house is not just the building you live in. Where you live affects your lifestyle, costs, kids education et al. Securing a property for your personal home here in Accra will unlock financial doors than any investment over time.
English

@AtindanaVictor1 As a young man that's a liability. Imagine investing that funds into business or stocks. In 10years time the funds will multiply.

@yhwach010 @videtteadjor Compared to the rest of Africa I’ll say she’s right on the nail with that one. Some other places have areas designated specifically for foreigners it feels like a country within a country. Esp. when locals are the minority in such areas.
English

I’ve been to 10 african countries, and I’ll tell you what, the appeal of Ghana is not hype,it’s real…we are so blessed, we need to eat that shit up.
The top 3 strongest appeals are listed below:
1. Ghana is still mostly Ghanaian owned and we need to fight tooth and nail to maintain that.
2. It’s a safe country
3. The people have flavor, enthusiastic and charismatic and it extends to our food
Trust me we are special.
English

@tailorMARIQUE @af_ia_blue The price of all building materials cost the same regardless of the location, the difference is the price of the land. If we really want to regulate rent prices we need to regulate land costs.
You can’t buy land for $150k+, spend another $150K to build on it and rent for cheap
English

We have a rent pricing crisis and it doesn’t look it’s going away soon. The light at then end of the tunnel, the system off wanna own crazy. Ebi sad ooo
