🚨 INDIA'S NEW RENT RULES 2025. 1. Landlords cannot charge more than two months’ rent as a deposit. 2. Tenants cannot be forced out without a clear legal process. 3. All rental agreements must now be digitally stamped and registered online within 60 days. 4. A landlord can revise the rent only after 12 months and must give a written notice at least 90 days before the increase. 5. A landlord must give a written notice at least 24 hours before entering the property for inspection or repairs. 6. If a vital repair is needed, the tenant must inform the landlord. If there’s no action in 30 days, the tenant can fix it themselves and deduct the cost from the rent. 7. Any action like changing locks, shutting off electricity or water, or threatening the tenant is now punishable.

My father’s car (less than a year old) toppled over a few times while driving in the hills and the car was totalled. He walked out of the car with minor injuries. That’s not what this post is about. 1) insurance paid total loss 2) sold the car into scrap Here is where things start to get awkward. 1) about 2 months in; I see the car listed for sale on an app 2) i call the guy and he says it’s non-accidental and 1st owner. 3) he says he has zero dep insurance for the car with NCB in it hence is non-accidental. 4) number plate is the same as we had registered it. that’s how I recognised it. 5) he claims he has all the paperwork from the original owner for transfer of ownership. My questions :- 1) if the car was a total loss/scrap, how did it find its way back on the street? Fitness? NOC? Etc.? 2) how does this guy who possibly bought it as scrap get a zero-dep insurance with NCB? 3) what paperwork can he possibly have for transfer of ownership?

On my SFO-Delhi flight today, the passenger next to me was a 25-year old Indian, IIT-Mumbai, earning almost $500K in an AI startup in Bay Area, heading home for Diwali. During the 16h flight, he gulped down 11 beers. When the flight attendant refused to give him more than 3 beers, he requested me & my team (we had 3 people) to take it & give it to him, we did. He then passed out after a few hours of drinking & unsurprisingly, wetted his pants. We had to move to diff seats for some time due to the smell! Needless to say, he did not even make eye contact after that. An IIT grad earning nearly 4CR Rupees every year, living the American dream in Silicon Valley, unable to control his urge for a few free beers on a flight- unbelievable! By blending ethanol, India annually saves Rs 50,000 crore of forex. This money, instead of going to some Middle Eastern country, went to Indian Farmers. The use of E20 gives better acceleration, better ride quality and most importantly, lowered carbon emissions by approximately 30% as compared to E10 fuel. Ethanol’s higher octane number (~108.5 compared to petrol’s 84.4) makes Ethanol-blended fuels a valuable alternative for higher-octane requirements that is crucial for modern high-compression engines. Vehicles tuned for E20 deliver better acceleration which is a very important factor in city driving conditions. Additionally, Ethanol’s higher heat of vaporization reduces intake manifold temperatures, increasing air-fuel mixture density and boosting volumetric efficiency. Previously Petrol was being sold in India with Research Octane Number (RON) of 88. Today, regular petrol in India has a RON of 91 to meet the requirements of BS-VI, which aims to reduce harmful emissions. However, this has again been improved further to RON 95 with blending of Ethanol 20, resulting in better anti knocking properties and performance.
