@mwmoedinger Wow! Look at that gorgeous eagle. What a way to wake up. When I lived in Hawaii, we woke up to surfers in our front yard, or whales. It never stopped taking my breath away.

We've been part of a Chesapeake Bay Foundation riparian buffer project for about 10 years, taking about 30 acres of wetlands out of pasture use and restoring it.
Last weekend we were planting live stakes of native trees and shrubs and chopping down invasives (Bradford pear and multiflora rose are top on our hit list)
It's a lot of work and requires aggressive techniques sometimes, but we follow CBF guidance on best practices.
Natives are now flourishing here!

Love hearing you are doing habitat restoration. We are doing similar, but have a long road ahead of us (previous owners planted and didn’t mind having a lot of invasives!!!)

The worst jobs to lose are the ones where I know I was honest & upfront on the challenges the project will face and the client says “we went with the other GC because of his confidence of execution”
People don’t like to hear or swallow the bitter pill up front. I one hundred percent guarantee that pill is coming later, right when they least expect it.
The cycle continues.

@drgurner @MPrinParr Something I've found worth doing: not getting close with people who don't understand this.
"Work" doesn't equal "bad," it means "the effort I put forth to get to my goals/make progress/live a rich life."
(At least, in my opinion...)

I agree 100%. I'm the queen of esoteric interests, and that has lead to all kinds of fascinating - and genuine - connections.
Can't fake being into baroque music or pre-shuttle era NASA or military history or early Italian Renaissance art or whatever other weirdo things...and when you bond over this stuff, a deeper trust forms.
If that leads to business, cool. If it doesn't, also cool. Life is too short not to dive into things that light you up!

Going to QT J-chal again, this time not to dunk on him but b/c I think his response is a good excuse to share a mantra I think is *actually* useful.
Inauthenticity reeks like Axe body spray. To find your sweet spot socially – both in life & in networking – invest in things that you have a natural affinity for. It'll be much easier to strike meaningful connections this way.
Are you naturally a morning person who can be 'on' at a breakfast meeting? By all means, make Pershing Square Diner your second home. But if you're someone who's at their best in the wee hours with a couple bevvies in you, do that instead. I remember once at ICSC, I was with a colleague whose natural wake-up time is 4:30 am, and he's out of commission by 9pm. Rather than both of us be miserable, we did a split-shift approach. He covered the breakfast hangs for deal intel; I hopped from table to table at XS at 1am "grabbing drinks" & getting the good dirt. We crushed it, and it's because we both did our thing.
If you're golfing b/c you think you need it to score business, you're NGMI. Everyone on the links can spot that d'bag broker hungry to sell. Instead, though, if you enjoy golf and you are good at it, by all means do it in prime hours. There's a broker I know who's a gifted golfer, someone everyone fights to put into their foursome. He prob golfs more than most people, and during work hours to boot. He was recently in the team that did New York's record office-resi financing, a 700MM+ deal – and this is not some wizard of the capstack – just a likeable, diligent guy who has a killer rolodex from ⛳️
Back to me: I play 🏓. I am rather good at it. This is not a high-glam sport; in fact, it is nerdy AF (at least pre Marty Supreme). I don't care – I love it, and I play it. And in New York, I've had occasion to play the head of a major lender, a 🐐 broker, likely the next CEO of Marcus & Millichap, and even Venus Williams. No one wants to play 🏓 w/ a guy who's doing it explicitly b/c it was a career accelerant. People do want to play with someone who loves the game.
So my point is: Instead of fortune-cookie rules that are one-size-fits-all, think of following the general principle that you should invest your networking time in ways and on things that feel right to you. And the career rewards will flow from that.

Worked for me. But maybe not for everyone! Running multiple businesses requires focus and leadership that can not be achieved spending prime hours playing golf. Later in my career, I’ll have more time for fun on the course. Till then, I’ll save my time for awesome vacations and exercise.
