What is it with Hammersmith and Fulham? Here's 46 Kingwood Road, SW6 6SR a very nice 151sqm, 4 bed terrace. Max for same base build and conversion properties in that road is c. £1.5M in '18 & '23 (Nos 52 & 44). Paid £1.165 in Nov '22, now want £1.9M 🤯

@moving_charlie We’re viewing a flat we viewed last oct again next weekend - listed at 425k then, now unsold and down to 365k. Estate agent was having none of it when I said it was overvalued last year 🤷🏻♂️ probably woulda paid more than that at the time if the sellers were open to it

This is new. Apparently having your low offer accepted is now “exploiting vulnerable vendors” and “scummy as fuck”.
If no one else is offering more, on a house that’s been on the market for over a year, then the offer IS the market value.
People who’ve made hundreds of thousands in unearned profit on their property but can’t get their asking price are “vulnerable”.
Righto.

@moving_charlie I’ve been to listings with both of these estate agents in this local area, and to be fair BOTH seem to overvalue properties on the reg compared to other agents in the area

A too-frequent story of a seller seduced by the high valuation of a big (London's biggest) estate agency brand, locked in to a long contract (by the faded look of the window card) who then takes a 20% wake up call from another agent.
Don't fall for it. Look what it costs you.
