Beat the Ring doorbell 43% March price hike. I know many are annoyed, so there's a possible work around (still double-checking but thought I'd get it out).
- Cancel now get a pro-rata refund (you may lose saved files tho)
- Sign up again at the current price which then locks it in for the next year.

@TiraDeUrgue @moving_charlie Offered in July completed in October 22. Gazundering didn’t feel right and would have likely lost me the house and the locked in interest rate. Lloyds just uses local market data so perhaps another survey would show a higher figure like Zoopla does.

A survey at a certain point in time won't guarantee value to remain identical.
This is the reason why sellers did gazumping during what it was a sellers market, & why now buyers do gazundering (buyers market)

Renegotiating a purchase or “gazundering” because you’ve realised you’ve overpaid is a common thing at the moment, almost 1 in 3 successful transactions according to this article.
I always advocate renegotiating if you feel you’ve overpaid, but 75% of these were done within a week of exchange.
If you choose to do it, don’t delay. It’s a shitty thing to happen to a seller. Most sellers are first time sellers and don’t “deserve” it.
And remember that you too will likely be selling one day, and karma is a *itch.
Renegotiate if you choose to, that’s your prerogative with how the current system works. But don’t delay it to the last minute if you don’t have to.
If your new lower amount is fair, and if there are no other offers, it will likely be accepted.
One more thing to sellers: if your home is priced correctly at the start, your agent should have got you more than one offer. If you feel your buyer is pulling a fast one and taking the mick, ask your agent if any other bidders are still interested.
But if you’ve overpriced it and only had one offer which the agent extorted out of the buyer with dubious tactics, don’t be surprised if this happens.
