There's nothing organic about it; it's deliberate choices you and the team are making. And although those choices may have been defensible in the abstract, they're clearly resulting in low-quality content rising to the top. You're a smart dude, you can build a better algo!

Talked to young real estate investor in Cincinnati yesterday.
Just closed his first deal:
Bought a duplex for $170k
$30,000 in reno
All-in at $200k
ARV at $325k
Each unit is 4 bed/2 bath
Each unit rents at $2100/mo
Just a great overall buy.
This is exactly how I'd start in real estate if I had to do it again. This is how anyone can learn the basics of managing residents, contractors, and a budget.
If you do this, like it, and want to take another step - go buy a 4-unit or an 8-unit.
Do it with your own capital. See what managing at a little bit larger scale looks like and feels like. Brick by brick. It may sound slow, but it's smooth. And smooth is fast.
This is how you learn the little things that give you an edge in deal-making, property management, and cash management - all without risking the house or other people‘s capital.
Trust me:
This is a much better way to start a real estate career than attending a "Multifamily Money Machine Mastermind" seminar and attemping to syndicate a 200-unit apartment community for your first deal.

@nlgraham1 Which model are you using for code? Would love to see what the CRM looks like.
I’m using opus to essentially create a playbook for an entire business and have it connected to Gdrive, slack, creating pages in Notion, etc and it’s a gas guzzler for sure.

Only drawback I've experienced using Claude compared to ChatGPT is usage limits.
I have the Claude pro plan and using Sonnet I rarely hit usage limits but using Opus I hit it every session.
I had ChatGPT pro as well ($20 plan) and was never capped on usage.
I believe that's a small price to pay given how much better quality the output of Claude is and I'm genuinely saving hours or days off of deep work where ChatGPT was a glorified search engine, light research, and light document creation at best.
I just turned extra usage on for Claude and capped it to $80/mo. If I hit that limit I will upgrade to the max plan.
After a couple of months of using Claude, it's about the only downside I've experienced but you get what you pay for as they say.

@mnolangray I saw a new construction listed for 1m in a not great western Mass suburb. New construction in Agawam/Chicopee etc going for 700/800k. It’s no longer affordable
