@Michael56297223 @donnelly_b We aren't building as much as the 90s, let alone the 70s. You are under some kind of misapprehension as to how much Toronto builds per capita. Our vacancy rate only just reached 3% after years at under 2%. That's very low! Homeowners also got very rich, property values way up.

It seems like seeing "Liberals aren't going to win if communists and far right wingers are in their party" - sure, but commies aren't going to join the libs. Some of what you're saying seems tautological to me?

I don't agree with that. Yimbys are failing in part because they keep building coalitions with political factions that want to keep certain housing restrictions. YIMBYs are not going to succeed in a big tent with people who collectively want a ton of housing restrictions. - democratic politicians that want to keep local control - Architectural revivalists that want discretionary Arcitecture reviews and architectural control committees - new urbanists that want strict form based codes - environmentalists that want strict environmental reviews YIMBYs can't sit in a big tent with people that want a thick land use code full of discretionary reviews, design reviews, environmental reviews, form reviews, and local veto. They won't succeed at making housing easy to build.

@ChrisSpoke Isn't there quite a bit more to it though? Financing, taxation, and how we fund and design cities, etc? I can't say I'm a development expert, but that was my impression from what I've read.

@Michael56297223 @donnelly_b It's very expensive to tear down a building. It should be obvious to any non-idiot it only happens b/c it's so hard to build elsewhere in Toronto due to NIMBYs like you. People like you are responsible for it by making it so difficult to build (and extending permitting times).

@ChrisSpoke People are allowed to grow and change. But if they were cast away for not being ideologically correct enough (despite often having the right intentions), would that have been beneficial to the YIMBY movement? I feel like no... IZ is intuitive if you're not an expert or read up.

@ChrisSpoke I don't think IZ/RC/Vacancy taxes are in the typical YIMBY catalogue rn. Progressive YIMBYs (I guess I'd put myself in that category) should know that those don't work. I don't think this is being entirely genuine tbh, Chris. Hard to say you're a YIMBY and want unfunded IZ.

Messaging can be massaged but the success of the movement is rooted in the fact that deregulation is the smart, productive response to rising housing prices. Inclusionary zoning, rent control, excessive tenant protection laws, vacancy taxes, etc. by contrast are all dumb and counterproductive.

Governments force young middle-class homebuyers to pay 100K+ in HST, DCs, LTTs etc. on an entry-level townhome, because homeownership is a "luxury", while also paying seniors over $80 bilion a year in OAS/GIS, the vast majority of which goes to homeowners. Make it make sense?

Five people were killed and at least 19 others injured after Russian strikes hit a market in Nikopol, Dnipro region, on April 4, in broad daylight. Among the wounded is a 14-year-old girl. She was hospitalised in critical condition. The attack caused fires and severe damage. Earlier today, Russia also attacked Sumy (at least 7 civilians were injured), Kharkiv (3 people were injured), settlements across Dnipro region (3 civilians were injured, including a 5-month-old baby and a 6-year-old child), and Kyiv. This attacks followed yesterday’s Russian strikes that brought death and destruction. Ukraine proposed an Easter ceasefire, but Russia continued to respond with more strikes, rejecting diplomacy and peace efforts. Strong international pressure on the aggressor state must follow.
