@SactoGeoff @moseskagan In a buyer’s market, a good buyer’s agent can help get the best price, seller concessions, etc. In a seller’s market, a good buyer’s agent is crucial. Getting the best deal is awesome, but getting the house is the goal; trickier when competing against 1, 5, or 10 other offers.

@moseskagan Buyers agent is worth every penny in a balanced or a buyers market. The stuff I’m seeing right now is downright impressive. In a sellers market it’s more difficult to quantify Buyers Agent Value. But there’s still value.

Further to the "real estate agents aren't worth 3%" discourse: I'm licensed as a real estate broker myself, yet, when we sold our house, we hired an agent and consider her fee to have been money well-spent.

@Austen There’s an incentive for a buyer’s agent to do a good job so their buyer will refer their them to others. In a a scenario where there’s no competition, this means getting the best possible price. In a competitive scenario, this means beating out other offers.

When you’re touring a house the seller knows what kind of car you drive and it will impact negotiations.
