You're not wrong, but... I'm going to apply this to a number of must-have essentials in the weeks and months ahead. "Those grocery numbers are brutal. Buying food right now is certifiably insane." "Those gas numbers are brutal. Buying gasoline right now is certifiably insane." Housing is a fundamental need. What are your alternatives? Think rent is going to stay low if demand there spikes? Fact is, our money is broken and will break even further in the near/mid-term future. It's not just housing. It's everything.

MLS’s across the country have been painted in the corner with the new Zillow Preview. MLS’ should strongly consider relaxing rules regarding days on market publically displaying and showings allowed during coming soon status. Otherwise what’s the point of even placing in the MLS except volume credit?

I’m going to do a post on it. I found the house. He sold it with no financing to an investment group, looks like a group that buys single family homes. He used a flat fee service. Listed for $972, sold for $954k. If I had to bet right now, seems this guy needed to sell fast to complete some other deal. He listed, was under contract in 5 days and closed in 30. Seems he left a little on the table if you ask me even factoring saving the listing commission. Seems moving quickly was his priority.

@robhahn It’s reported it was in the MLS. Ive done some digging and this entire story smells of BS. This house isn’t even sold yet. Zillow history shows no listing and no sold record since 2003. Was able to find his name and address but don’t want to dox him or his family.

For the last... 16 years I just lived with whatever the platform gods gave me. Tonight, I am installing vector/semantic search. I don't know what those terms mean. Yet I'm doing it. Which is to say, I told Claude to do it.
