Housing is a fundamental need. What are your alternatives? Think rent is going to stay low if demand there spikes?
Fact is, our money is broken and will break even further in the near/mid-term future. It's not just housing. It's everything.

Turns out, Zillow has been willing to share its Flex revenues with listing brokers. Imagine that! What about all of the non-Preview listings Zillow has been hoovering up from the MLS? Revenue share on those? No?
Holy shit, the MLS was and is a giant sucker. Every single brokerage in America should immediately go Zillow Previews right the hell now, and go for zero Active Listings in the MLS. They can get paid for their listings if they go Zillow direct; they get bupkis if they go MLS."

MLS’s across the country have been painted in the corner with the new Zillow Preview.
MLS’ should strongly consider relaxing rules regarding days on market publically displaying and showings allowed during coming soon status.
Otherwise what’s the point of even placing in the MLS except volume credit?

I’m going to do a post on it. I found the house. He sold it with no financing to an investment group, looks like a group that buys single family homes. He used a flat fee service. Listed for $972, sold for $954k. If I had to bet right now, seems this guy needed to sell fast to complete some other deal. He listed, was under contract in 5 days and closed in 30. Seems he left a little on the table if you ask me even factoring saving the listing commission. Seems moving quickly was his priority.

i mean this story is insane. man used chatgpt to sell his house in 5 DAYS. got 5 offers in 72 hours. no real estate agents. saved so much money doing it too. he used AI to: > price the house (researched neighboring properties for sale) > wrote up the legal contracts (saving him $500/hr lawyers) > best part: MARKETED the fucking property for him (usually you pay estate agents for their network of buyers - ChatGPT did all of this) i honestly thought sales people would be hard for AI to replace (you need to know people) but apparently not

Ive done some digging and this entire story smells of BS. This house isn’t even sold yet. Zillow history shows no listing and no sold record since 2003. Was able to find his name and address but don’t want to dox him or his family.

Just imagining myself walking up to someone I know, with a serious face and saying; trust me, if we hide your listing from as many technologies as possible, it will absolutely get you a better outcome *as long as* we broadly shared your ad with other licensed brokers in the state.
