Happy "turn the heat on" weekend to all who celebrate this niche New England holiday! Might try to make it another couple weeks...55 degrees inside the house isn't *that* bad, and I'm firing up the woodstove today anyway...

@DgafKITTY @KUTnathan The second paragraph of the story explains "The Texas Department of Transportation (TxDOT) is paying for the boardwalk as compensation for taking several slices of parkland," not the city of austin.

@KUTnathan So, how does this improve anything except property values for existing owners? Make them pay for it, not the entire city. People outside of downtown have no interest in seeing this happen at taxpayer expense.

@KUTnathan Nothing says "reconnecting a community!" quite like building a 21-foot tall wall with a several-hundred-foot wide demilitarized zone adjacent to it.

Will TxDOT build a 21-foot-tall concrete noise barrier stretching half-a-mile along I-35 next to where the upper decks are now? Cherrywood residents have to cast their vote by today. kut.org/transportation…

@mwmoedinger How do you feel about mirrors/medicine cabinets with integrated lighting in the glass? I often see them at more modern hotels, and they sometimes look great, but sometimes look weird/too tech-y.

Ultimately, it's often better to do side lights at a vanity, but there's not always room, or there are other technical and design considerations. Just avoid the builder-grade standard "3 tulips pointing down over the mirror" and you'll be miles ahead!

Let's talk bathroom vanity lights! Yesterday I posted a bunch of bathroom design considerations, including a quick one about vanity light location - that they're better on the side of the mirror rather than at the top. But what if there's no room? Here are some options:

Reminder: if you own property, and you're trying to do any zoning analysis, and you *don't have a survey,* that zoning analysis isn't worth much. It can be fine to do a 30,000 ft view analysis using Google Maps, but anything more detailed than that needs a survey.

@mwmoedinger To that end, know your deed restrictions too - the last thing you want is to be ordered to tear a project down right when you’re wrapping construction, because a pesky neighbor sued.

If you're working with design professionals who don't say this 👆👆 get new design professionals. A proper zoning analysis - especially in tight urban conditions - can hinge on inches! And, it's also good to know what you actually own. It can be quite surprising...!

Before everyone loses their mind over the Copley Square redesign… there will be the same amount of green space, if not more. The project swapped the paved area that was originally in front of Trinity Church with what was the grassy area on the Dartmouth St side.

Here's a documented communication between the City and the developer about the ZC height change. It appears that the City really wants to limit the height on the entire site to 500'.

The PUD zoning change request for the multi-tower 500 S. Congress project was updated Wednesday. The City pushed back on the 750' building heights. The developer is now requesting a 650' height limit.

A recent update to the PUD zoning change request for the ~6.5 acre project known as 500 S. Congress indicates that the project is getting significantly taller. A 750' building height is being sought for the northern half of the site fronting E. Riverside while the southern half is seeking 500' building heights.

@ryan6351 @alexisxrivas @salingergregor @coverbuild Ryan, you’re comparing apples to oranges. Gregory’s point was about American norms. You said it yourself- ranch house. Probably have a yard large enough to toss a (American) football around. In an apartment complex that is not as breathable

@salingergregor @Dvolni 700 well designed square feet built by @coverbuild has served as a home for a couple with one young child. It was exactly what they needed and they absolutely loved it. Cover square feet consistently feel and function like spaces 20-40% bigger.
