@Pcrawjr @bobbyfijan 18’ gives you like 16’ of interior width for two bedrooms. 21’-22’ works pretty well, but a 16’ wide townhome works in a wider range of economic conditions than does a two bed wide plan.

@bobbyfijan Not ideal. 18’ to 25’ is ideal because it gives two rooms across on the second floor, not with front facing windows.

@johncollins60 @bobbyfijan Depends on the siding. We are generally insulating at least one side of the townhome wall anyway, and these would typically have separate wiring either way.

@jamesonhaslam it is sometimes, but freeze thaw cycles can cause glazed tile to fail over time, and water management can be a little tricky if you aren’t using it over a solid masonry wall.

@bobbyfijan I like both of these proposals, except that deductions and capital gains treatment (relative to ordinary) disproportionately favor high earners. Thus these proposals could further help large scale/merchant developers to outbid local and build and hold developers for land.

We are months away from finishing our Spoke Street “Superquads” Each of these holds four apartments and one commercial suite—3,600 SF total. We’ve pre-sold these to three different investors for just over 1MM each, which represented an expected cap rate of ~6%.
