@Pcrawjr @bobbyfijan 18’ gives you like 16’ of interior width for two bedrooms.
21’-22’ works pretty well, but a 16’ wide townhome works in a wider range of economic conditions than does a two bed wide plan.

@bobbyfijan I like both of these proposals, except that deductions and capital gains treatment (relative to ordinary) disproportionately favor high earners. Thus these proposals could further help large scale/merchant developers to outbid local and build and hold developers for land.

The most straightforward one is to stop taxing homes developers who build and sell homes at ordinary income
That someone can buy a stock hold it for 366 days and be taxed at long term gains, but a home builder can invest the same amount of money, entitle land, build a house, sell that house … but pay 2x as much tax
