The biggest threat to your deal isn't the seller. It's the three weeks of silence after you sign the LOI. That's when the seller starts wondering if you're still serious. That's when their attorney starts whispering about backup offers. That's when the broker stops returning your calls as fast. Momentum isn't a nice-to-have. It's deal infrastructure. What's your post-LOI communication plan? At the very least you should have weekly check-ins with the seller. Just you and the seller. Cheap deal insurance.
