@onehappyfellow Side note, but the supply side of things is weird. High-stake investments and growth are tied to ever-increasing land value and housing. Now, regulations in the UK make it difficult to build more, but how much building is de-incentivised due to “graph must go up”, nobody knows.

@onehappyfellow True, but the entire point was betting that housing prices will rise indefinitely, as naive or not-naive as this sounds. Sure, they took the risk and lost the bet, but in the meantime we saw landlords’ leverage increase significantly, rising rents and decreased supply.

This is misleading. In buy-to-lets, people more often than not bet that tenants essentially pay off your mortgage. Whilst liquid cash amount from rents can be small, this is not the point of a buy-to-let, which is building equity over time and price speculation.

The “he wasn’t rich, he was working” is also doing so much legwork. Yes, because housing as an asset is relatively illiquid. Still, as demonstrated, it gives you an extreme advantage. It’s very difficult to not be tired of this conversation. Rant is now OVER.

This also reveals the sheer exploitative potential of buy-to-let, where your tenants essentially exist to pay off the mortgage and build your private equity because you had the upper hand of owning tens of thousands of pounds in cash and most people did not.

Buy-to-let mortgages are fundamentally very high-risk and require larger deposits, which makes them for wealthier people by design. The morality of it is questionable, but owning 10 houses on these high-risk mortgages, mostly reliant on rent to cover payments, is a bad idea.

A friend of mine had a portfolio of 11 rental properties, a mixture of 2,3 bedroom flats and houses, he only actually owned one of them outright and the rest are mortgages. When labour set out plans for renters rights he immediately told his tenants he was NOT renewing their tenancies and has decided to sell the lot. He did this because he has come very close to “going under” with troublesome tenants trashing his properties and not paying rent, one tenant he told me was not paying rent for over a year while he fought to have her removed at huge cost, he told me he’s operating a Ponzi scheme, using money from one property to pay mortgage on another and it’s now blatantly unsustainable. He wasn’t rich, worked 7 days a week all hours all for nothing.

@TAMMYSZN Also, PhD applicants typically choose an institution based on their research interests aligning with a supervisor there + funding opportunities, not some superficial rankings. Funnily enough I started at Oxford and I am now doing a postgrad at UoM with generous funding.

This is how you know they don’t know what they’re talking about. To be able to get a scholarship to do a PhD in economics at a Russell group you need to be an excellent student, probably the best in your cohort
