@deepakshenoy Lower risk weight isn't a tax benefit!!! It is based on historic behaviour of bad loans in the segment.

Shouldn't give major tax benefit to houses regardless - cars are just as productive and we don't give them benefits either. The politics is clear - even the US gives the benefits for the political reasons of community etc. In India we have too many tax advantages: - upto 150,000 on 80C on the principal repayment - upto 250,000 or so on interest repayment - lower risk weight on housing loans (so banks will offer lower rates) - can reinvest profit from home sale into another home (upto 10 cr) We have removed a lot of other incentives, but these are might larger incentives than given to purchases of other durables.

Absolute nonsense. There should be bigger incentive to buy yr FIRST house. Own house provides a huge sense of security to a family and increases quality of living that governments cannot provide so easily otherwise. House ownership leads to "skin in the game" in the local community and neighbourhood. There is zero downside in encouraging higher home ownership (within limits of loan to income, loan to value type restrictions- give max tax benefits as govt can afford).

@dugalira I had this experience with HDFC Bank almost a decade ago. They were the gold standard on protecting customers from CC fraud. Pioneered the concept of calling customers for transactions that were off pattern before approval.

Since we whine so much about banking services, must give credit where credit is due. ⛔️Had a fraud transaction hit my CC in the middle of the night a couple of days back. Bank called to verify but I didn’t pick up. ⛔️Clearly bank systems detected that the transaction was atypical for me and unlikely given time of transaction and they probably had enough data to know card was not out of India. ⛔️Bank put card on temporary block, till I woke up and confirmed it was a fraudulent transaction. Transaction was reversed, new card issued when I confirmed the card transaction was fraudulent. Thank you, unnamed bank.

Note on the ‘unified pension scheme’ ▶️ It meets the demand of an *assured* pension at 50% of last drawn average basic pay. ▶️ But (prudently) it stays with a system where employees continue to contribute towards their pensions and the entire burden does not fall on the government. ▶️ The 50% assured pension may or may not need govt to fill the gap. Some experts had explained to me that the current calculus in many cases was anyway working out to 40-50% pension benefits. ▶️ For this year, the govt will need to contribute Rs 6250 crore. ▶️ Future fiscal impact is very difficult to calculate because many assumptions on the actual market return, retires will be needed. It would be good for the govt to start disclosing this somewhere for a reasonable period of time (maybe in medium term fiscal documents?) ▶️ The unified scheme does address the problem of optics — employees wanted *assured* pensions. So to that extent the unified pension scheme addresses the issue. ▶️ It’s a reasonably prudent path, timed ahead of state elections? ▶️ Will unions be satisfied or will they try and extract more?
