@ChrisSpoke By going lot line to lot line ultimately we’re saying depth shouldn’t matter - balcony or no balcony.

@soca_arch Hey @soca_arch would these balconies at the front be considered inset? Would the building depth be measured to include that balcony, or no?

@soca_arch Are they straight replacing? I thought it was all higher density.

I very much enjoy reading Alex but does he ever like preservation. Poorly ventilated buildings with many leaks, run down, mostly very low density and I personally find the whole complex very ugly. Worked in area and it felt unsafe - rare for me in Toronto. Onwards and upwards.

It is such a shame that nearly every building and tree on this site is being destroyed. And the redevelopment plan won awards. Alexandra Park, Jerome Markson with Klein & Sears, 1969.

@ShabbatSlalom Ya, cost is another interesting aspect. I’d reframe the question to: Can demolishing townhomes to replace them with new townhomes be economically justified if a retrofit would suffice? What is the economic, social, and environmental cost of removing 100+ mature trees?

@soca_arch I saw that Alex had posted that link and read it before responding. At this point it doesn’t matter so much whether it was design or maintenance that caused the specified issues, the question is would fixing it be economically justified or if they’re so unique it’s worth the $$

If Toronto zoning allows laneway housing, then why not cafés, barber shops, and more? How can commercial uses in neighbourhoods support cultural vibrancy & affordability? We asked these questions as part of our Venice Biennale exhibition exploring gentle density beyond housing.
