A decade ago, gated communities were a luxury. Low-density living, open spaces, kids had room to play, parents built friendships, and amenities like clubhouses, gyms, and swimming pools truly felt exclusive. Projects like Aparna Sarovar and L&T Serene County became benchmarks for community living.
Then came higher FSI, and developers packaged "more amenities" into denser developments. COVID sparked another wave, making gated communities the default aspiration.
Today, what was once rare has become common.
The trade-offs are becoming evident:
• Higher density
• Increased maintenance costs
• Traffic within and around communities
• Longer waits for amenities that were once exclusive
Real estate works in cycles. Every cycle creates value until it reaches saturation.
The question isn't whether gated communities are good or bad.
The real question is: What becomes the next form of premium living once high-density gated communities become the norm?

Visited Sumadhura Olympus for the first time. In fact, this was my first visit to any Sumadhura project.
A seller invited me to check out a 2,880 sq. ft. 4 BHK that's up for resale.
My only previous impression of Sumadhura came from seeing Sumadhura Horizon from a cousin's apartment in Aparna Serene Park, and honestly, it wasn't very favorable. This visit completely changed that.
The lobby is genuinely top-class and much better than I expected for a project in this price range.
The location is one of its biggest strengths:
• <100 m from Amazon & Waverock/Apple
• <500 m from the upcoming Google campus, NVIDIA & Micron
• Microsoft & Broadcom ~2 km away
Rental demand should remain strong. A 2,020 sq. ft. 3 BHK here was recently rented for ₹90,000/month (including maintenance).
The project is compact but well landscaped. The clubhouse and façade are excellent. Although the density is on the higher side (160+ apartments per acre), it didn't feel congested. The ceilings are nearly 11 ft high, and every apartment comes with fitted AC units with VRV system.
The only notable drawback is the lift design. All lifts stop at the ground floor, so you need to change lifts to reach the lobby or parking levels. Also, while the main entrance from the Financial District side is excellent, the other two access roads could be better.
Coming back to the resale flat, it's a 2,880 sq. ft. 4 BHK on a 20+ floor with open views. The seller is quoting ₹13,000/sq. ft. all-inclusive, though it's negotiable. I also checked online, and most resale listings are in the ₹12,500–13,000+/sq. ft. range, depending on the floor, view, and unit.
Overall, I came away with a much better impression of Sumadhura than I had before. If you're okay with the lift arrangement, Olympus is definitely worth considering, especially for its location and rental potential.
