If you made $150k in 2015 and bought a house, you need to make $300k in 2026 just to buy the same house in the same neighborhood.

Sell your house for a $200,000 profit and buy whatever you want, really. Or rent your house for $3114 and keep $1654 for profit after debt is paid. Math Behind a napkin $1654*12=$19,848.00 $19,848*30=$595,440.00

Happy to find this account and add a follow. I am 58 and despite years of faithful service in my job I have to train low energy overseas workers to take my job from me so I can be unemployed after July. I have had a couple of interviews - and experienced discrimination from both as the hiring managers were foreigners and wanted their own kind. Our "leadership" failed us and sold us out.

@spremark @BarbellFi Which is better cause nothing stops inflation quite like deflation of building anything at all in a recession.

@BarbellFi The only problem with that strategy is that bonds are signaling rough financial waters ahead.

The 30 year treasury yield is now 5.1% Convincing my wife to sell our house We’d net $800k after closing Dump all that into 30 year bonds Collect $40k/year for 30 years Use that money to pay rent Never deal with the lawn or a leaky roof And get my $800k back in 30 years 😳

@sweatystartup Let’s frame this. It’s easier to grow a company with you have X amount of Americans managing morons in other countries that you can pay for 1/20 an American salary. That’s the model of every company with more than 100 employees. Just outsource it. Govt will collapse without FICA.

In the next month I’ll be renting my primary home One of my conditions to renting it to anyone is this: Thermostat settings 6:00am to 76 degrees minimum 8:00pm to 72 degrees minimum Or have it set up at 75 degrees consistently not one degree less not one degree more Once the new tenants have internet set up in the house I’ll have direct access to the thermostat app so I can monitor it and have control over it and change it in case they accidentally change it outside of those parameters This will prevent the hvac system to fail Capacitor $600 Fan condenser $1000 Motor wheel $1500 Compressor $2500 Coils $2000 Contactor $500

@Mileage_impo Little bro spent more in oil and fluid changes than buying a second car like a Honda and driving that most days.

@etoddslaughter @TravisL563971 @starfish4bigred @dividendology You want to make recommendations on what to do with money for 20+ years, but you never studied long term charts. Here's your ETF retirement plan in 2000, 8 years later down 66% of principal and you're 73, will be 79 before break even. You probably died broke and poor.

@Alice_MiaX I won’t over analyze as I guess in theory you could rent it and live somewhere else. Ira is liquid funds that grow sheltered from taxes. There has to be benefit in that.

What’s better… a Roth IRA or my fully paid-off $640,000 home? 👀 That house is my Roth IRA. 🏡💁‍♀️

@J_Koenig21 @Budgetdog_ So you finance at 10k at say 6-7% when you could get 5% get 1000 off the car and immediately 9800 leaving 3-4 remaining payments at 100 dollars. Your interest expense might be 100 dollars max. Make sure your state has no prepayment penalties.

@J_Koenig21 @Budgetdog_ So when you finance you are paying basically the points to the dealership. Meaning if you could get a loan at 5% the dealership is getting it at 4% and selling it to you at 6%. Why does this matter? Cause you aren’t keeping the loan more than 90 days to 5 payments.

I’m about to buy my wife a new car. I’ve always paid cash for my vehicles, but she has more expensive taste than I do 😂 At what price point do you start considering financing instead of paying cash? Hard for me to justify dropping $60k–$80k cash into a depreciating asset when I know that money could 10x elsewhere.

@EthanBishopRE A lot of people don’t want to rent their home while they themselves live there. Don’t want to share their own home. Privacy is paramount for them

Renting is better than owning a house specially with 7% interest rates. It’s like paying for two houses but you only get one house after 30 years. Brutal. Unless you’re buying a Duplex of course.

People in their 30s can’t afford a house. But somehow they can afford: - $800/mo car payments - $2,000/mo luxury apartments - $9,000 Tulum trips to “reset” Cut those payments for 2 years? …That’s a down payment on a $500,000 house 🏡
