How does anyone really believe the 25-yr-old “Bugatti owner” selling a Section 8 course made it purely from rentals? - Avg Section 8 cash flow: $500–800/property (optimistic) - Avg Bugatti: $2M (≈$400k down + $40k/mo payment) - To cover that car: 66 properties - 66 houses @ 20% down = $2M in cash invested (at $150k/house) What 25-yr-old do you know sitting on $2M liquid to put into deals like that?
