I actually don’t understand why pro athletes ever buy homes in the cities where they play especially in NY or CA. They all should have residence in a ZERO tax state like FL, TX, TN,NV. Just rent a huge house or a hotel suite for the season. Players can be traded, retire, suspended, cut etc…. Why own a home? I’m sure they have an LLC that can get tax consideration for renting expenses

Los Angeles Dodger Freddie Freeman bought his Studio City (LA) home in 2023 for $7.8 million. He just sold it for $6.45 million. Losing ($1.35 million). And… Freeman will pay 4% tax on the gross ($258k) for the ULA / unhoused tax. He will pay 6% ($387k) in real estate transaction fees. He will also pay another roughly 0.5% in transaction costs ($32k). Total of ($677k) in costs associated with selling the home due to LA taxes / real estate fees. In 2 years, Freeman lost over ($2 million) on his home purchase in addition to anything they did to increase the value of the home post purchase. Yes - He’s a Dodger with a huge contract. So the 13% state income tax, 10.5% local / state sales tax, and arguably unconstitutional $258,000 tax on the LOSS probably doesn’t phase him. It does phase me on the cusp of a rebuild of the Palisades - where the state will charge permitting fees, state sales tax and property tax on unlivable and burned down lots.
