Many early retirees will pay $10,000s more for health insurance in 2026 by harvesting capital gains for "free." Net long-term capital gain, even when taxed within the 0% LTCG bracket, is still 100% included in modified adjusted gross income (MAGI) for purposes of determining Premium Tax Credit (PTC) eligibility. Imagine realizing $100 extra LTCG and being required to pay back $20,000 in excess advance PTC!

Every 100 strip mall deals: 95 eliminated right away just based on price per foot and aerial. 5 left. 3 have / had a dry cleaner. 2 left. 2 / 100 worth digging into. Looking at deals constantly. 7 deals done in 2024.

FYI - You can take up to ~123k in capital gains and pay no tax in 2024 (assuming no other income). The 0% tax bracket is up to $94,050 before the 15% cap gains tax kicks in. When you add the standard deduction of $29,200 (MFJ), this can get you to ~$123k tax-free!

Here's an example: Let's say you invest $300 a month for your kids into a 529 and Taxable Brokerage. At 18... Both accounts will have $134,820. They'll have to pay $10,509 to use the funds in the taxable brokerage though.

As an adult... The only account where you get tax free withdrawals is the Roth IRA. The caveat is... You can't access those funds before the age of 59 1/2 without penalty.

Do you work from home? Your auto insurance company probably assumes you're still driving as much as you did pre-COVID. Review your policy to review their mileage expectations. I just reduced my auto insurance premiums by 25% by updating the actual mileage (odometer reading)!

Truly blown away by the response here -- very much appreciate all the words of congratulations PS. 529s are not a scam folks -- they are a top option re: funding for education, everyone's situation is different PSS. you can open one before the child is born under your name and change beneficiary when the baby is born and gets a SSN ;)
