It's funny, Houston is this supernova of growth, the rare place in the US that is absorbing millions of domestic and international migrants and making them richer, but if you say anything nice about it, e.g. maybe non-zoning is fine, people have a meltdown.

@JulieChangRE Don’t disagree! With this type of historical house, the only options are rent it out for parties or short-term vacation rental for large groups. We’ve kinda handcuffed the owners lol

@thmsonline I hope it doesn’t draw large groups. I’m 💯 for density, mixed use, long term renters and hotels - but STRs are terrible for neighborhoods and there is no inspection / oversight that they are safe and managed for issues.

I always wondered about this house and what it looked like on the inside It’s a massive house but especially right in the city 7 bed, 5 bath, 6732 ESF And then I lookup the address. It’s a vacation rental For the neighbors sake let’s hope it doesn’t become a loud party house

@thmsonline Exactly. Golden Hill, desirable. But also the huge problem with Airbnb. Instead of accepting the realities of the rental market and accepting $3200, lowering rents in general... this owner instead removes a housing unit from the market entirely.

The crazy part about this house is that they tried to rent it at a reasonable $3,800/mo and had no takers. Based on rents, this house is not worth a million dollars. And we are acting like San Diego real estate is accurately priced.

Another San Diego home flipped to $400/night Airbnb. Owner tried to rent it at the rent estimate, failed. Cheated and went to short-term rental. The property is registered as owner-occupied. This may be mortgage fraud.

If the goal is to reduce fire risk in VHFHSZs, the answer isn’t preservation of the status quo buildings. It’s allowing the more fire-prone buildings to slowly be replaced with new buildings that meet modern fire codes, have suppression systems, and are designed for the climate we actually live in now.

The “fire hazard zone” exemption logic assumes more density = more risk. But that’s backwards when the existing density is aging wood-frame single-family with no fire suppression systems, decades of deferred maintenance, and building envelopes designed to catch embers.

@vosdscott @CityofSanDiego San Diego has similar development capacity in a lot of these locations. Sometimes it's even better in terms of total allowed number of units. But they come with different strings attached as compared to SB 79.

Same. I also understand the need to build beautiful buildings, I do think it’s important. But if the city is going to require millions worth of offsite infrastructure improvements and development impact fees, we can’t expect them to also invest $$ in making the building pretty. There are tradeoffs 🤷‍♂️

Not familiar with the specifics of the project. I live nearby and parts of the facade are a bit boring, but it also has some brick features that are cool. Idk I’m indifferent to it, I spoke with an elderly man who had been a Hillcrest resident for decades and who was on fixed-income + part time work. He was able to apply and get in one of the affordable units, which I was happy to hear.
